DATE: January 17, 2008
SUBJECT: City Council Meeting - January 24, 2008
ITEM: 9B4. Consider an ordinance regarding the application filed by Avery Ranch
Company, Ltd., to zone 16.562 acres, located north of CR 112 and
west of North A.W. Grimes Boulevard, to PF-3 (Public Facilities - High
Intensity) District. (Also known as the Seton Hospital - Round Rock
Tract) (First Reading)
Department: Planning and Community Development
Staff Person: Jim Stendebach, Planning and Community Development Director
Lee Heckman, Principal Planner
Justification:
This is a petition for original zoning to Public Facilities - High Intensity. This tract of land
abuts the existing Seton Medical Center and is to be acquired by The Seton Family of
Hospitals. As part of a new and still growing campus, this tract will be used for medical
offices and other uses associated with a hospital. City staff concurs with the zoning request
because it allows the City to control the development of this area, and the Public Facilities -
High Intensity District is appropriate for the proposed use(s).
Funding•
Cost: N/A
Source of funds: N/A
Outside Resources: N/A
Background Information:
This tract of land is located within the City of Round Rock's ETJ in Williamson County.
Public Comment:
Public notice was posted and a public hearing was held in accordance with the City of Round
Rock's Zoning Ordinance at the Planning and Zoning Commission meeting on December 12,
2007.
