DATE: April 3, 2008 SUBJECT: City Council Meeting - April 10, 2008 ITEM: 10C1. Consider an ordinance rezoning 86.65 acres of land from Single Family - Large Lot (SF-1) and Single Family - Standard Lot (SF-2) zoning districts to Public Facilities - High Intensity (PF-3) zoning district. (First Reading) Department: Planning and Community Development Staff Person: Jim Stendebach, Planning and Community Development Director Justification: The rezoning is for the existing Round Rock High School campus and the adjacent 39 acres also owned by the Round Rock Independent School District. The school district plans to reconfigure and expand the existing high school campus in order to improve circulation and access and to update and renovate facilities. The City of Round Rock has an existing swimming pool on a portion of the property and is coordinating with the school district to construct a recreation center to the south of the swimming pool. The PF-3 (Public Facilities - High Intensity) district is intended for educational facilities and other institutions. High schools are a permitted use in the district, with the requirement that the building front on either a minor or major arterial and that it have a front yard setback of at least 50 feet. The rezoning will allow the development standards for the PF-3 district to apply to the development. These standards are more appropriate for the high school than the standards contained in the SF-1 and SF-2 districts.
