The Round Rock Treated Transmission Line Segment 3 is the final segment required to
deliver BCRUA water to the City's transmission system from Lake Travis. Segment 3
consists of approximately 12,000 linear feet of 48 -inch waterline. The horizontal alignment
of Segment 3 generally follows the future extension of New Hope Drive from Ronald
Reagan Blvd. to C.R. 175 north of RM 1431. The waterline will connect to the east end of
the Treated Waterline Segment 2C at Ronald Reagan Blvd. and terminate at an existing
48 -inch stub -out at the northwest corner of the RM 1431 and C.R. 175 intersection and will
be constructed within a City of Round Rock Waterline Easement.
Pedernales Electric Cooperative (PEC) requested an easement in which to place their
service line that will power the metering and dosing station for the Treated Water
Transmission Line - Segment 3 project. This will allow the City to meter the amount of
water that the City will be receiving from Lake Travis once we start taking water in several
years. The dosing station will allow the City to add chlorine if necessary in order to keep the
appropriate amount of residual in the water.

KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF WILLIAMSON
THAT the City of Round Rock, Texas, a home rule municipality, Grantor, for good and valuable
in hand paid by PEDERNALES ELECTRIC COOPERATIVE, INC., of Johnson City, Texas, the
receipt and sufficiency of which is hereby acknowledged, has granted, sold, and conveyed and
by these presents does grant, sell, and convey unto Pedernales Electric Cooperative, Inc., an
casement and light -of -way as hereinafter described for an electric distribution line consisting of
variable number of wires, guy wires and/or down wires, and all necessary or desirable
appurtenances (including poles made of wood, metal or other materials, telephone and telegraph
wire, props and guys), over, across and upon the following described lands located in
Williamson County County, Texas, to -wit:
Being a 0.358 acre (15,600 square foot), tract of land situated in the John D.
Anderson Survey, Abstract No. 16, in Williamson County, Texas, being a portion
of that called 1.666 acre trct of land conveyed to the City of Round Rock, Texas
(Proposed Arterial "H"), by instrument recorded in Document No. 2013099146
(Tract 1, Exhibit "A"), of the Official Public Records of Williamson County,
Texas, said 0.358 acre (15,600 square foot) tract of land being more particularly
described by metes and bounds in Exhibit A, attached hereto etrd incorporated
herein for all purposes.
Together with the right of ingress and egress over our adjacent lands if necessary to or from said
right-of-way for the purpose of constructing, reconstructing, inspecting, patrolling, pulling new
wire on, maintaining and removing said lines and appurtenances; the right to relocate within the
limits of said right-of-way; the right to relocate said facilities in the same relative position to any
adjacent road if and such road is widened in the future; the right to remove from said lands all
tires and parts thereof, or other obstructions which endanger or may interfere with the efficiency
of said lines or their appurtenances.
Grantor, its successors and assigns shall retain the right to use the surface of the lands within the
boundary lines of the Easement, including, but not limited to, for the construction of�'oads,
driveways, curbs, sidewalks, fences, parking spaces, landscaping, signage, and irrigation and
light poles; provided, however, that (1) no buildings, water quality or detention or similar
drainage features, or permanent structures of any kind shall be placed, erected or maintained
thereon; and (2) such improvements shall not damage facilities located within, or materially
interfere with Grantee's use and enjoyment of, the Easement. If at any time Grantor requests that
Grantee remove or relocate its facilities from the easement area, then Grantor shall reimburse
Grantee its reasonable costs for engineering, construction, removal and relocation of its facilities
and appurtenances to the extent required by law.
TO HAVE AND TO HOLD the above described easement and rights unto Pedernales Electric
Cooperative, Inc. and their successors and assigns.

And Grantor does hereby bind itself, its heirs and legal representatives to warrant and forever
defend all and singular the above described easement and rights onto Pedernales Electric
Cooperative, Inc., their successors and assigns, against every person whomsoever lawfully
claiming or to claim the same or any part thereof, through or under Grantor, but not otherwise.
