AN ORDINANCE ANNEXING ADJACENT AND CONTIGUOUS
TERRITORY TO THE CITY OF ROUND ROCK, TEXAS, TO WIT:
10.059 ACRES OF LAND OUT OF THE SAMUEL JENKINS SURVEY,
ABSTRACT NO. 347, IN WILLIAMSON COUNTY; FINDING THAT
ALL NECESSARY AND REQUIRED LEGAL CONDITIONS HAVE
BEEN SATISFIED; PROVIDING THAT SUCH AREA SHALL BECOME
A PART OF THE CITY AND THAT THE FUTURE INHABITANTS
THEREOF SHALL BE ENTITLED TO THE RIGHTS AND PRIVILEGES
OF OTHER CITIZENS AND BE BOUND BY THE ACTS AND
ORDINANCES NOW IN EFFECT AND TO BE HEREINAFTER
ADOPTED; PROVIDING FOR A SEVERABILITY CLAUSE AND
PROVIDING AN EFFECTIVE DATE; PROVIDING FOR A SAVINGS
CLAUSE AND REPEALING CONFLICTING ORDINANCES OR
RESOLUTIONS.
WHEREAS, the City is a duly constituted Home Rule City
pursuant to Chapter 9, Local Government Code, as amended, and
WHEREAS,pursuant to Section 43.021, Local Government Code, the
City may extend its boundaries and annex area adjacent to it, and
WHEREAS, the City is the owner of a tract of land containing
10.059 acres out of the Samuel Jenkins Survey, Abstract No. 347, in
Williamson County (the "Property"), more fully described in Exhibit
"A", and
WHEREAS, the City Council has determined that all
requirements of Chapter 43, Local Government Code have been
complied with and hereby consider it appropriate to approve the
annexation, Now Therefore
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS:

I.
That all of the above premises are found to be true and
correct and are incorporated into the body of this Ordinance as if
copied in their entirety.
II.
That the City Council has heard the arguments for and against
the annexation and has determined to grant the annexation.
III.
That the property described in Exhibit "A" attached hereto and
incorporated herein for all purposes, be and is hereby annexed and
brought within the corporate limits of the City of Round Rock,
Williamson County, Texas, and same is hereby made an integral part
hereof.
IV.
That the future inhabitants of the area herein annexed be
entitled to all of the rights and privileges of other citizens and
property owners of said City and are hereby bound by all acts,
ordinances and all other legal action now in full force and effect
and all those which may be hereafter adopted.
V.
That the official map and boundaries of the City, heretofore
adopted and amended be and is hereby amended so as to include the
aforementioned territory as part of the City of Round Rock, Texas.
VI.
That the Service Plan providing for extension of municipal
services to the area proposed to be annexed, attached hereto and
incorporated herein as Exhibit "B", is hereby approved.

VII.
That the City Manager is hereby directed and authorized to
perform or cause to be performed all acts necessaryto correct the
official map of the City to add the territory hereby annexed as
required by law.
VIII.
That this Ordinance shall become effective after its passage.
IX.
That the City Secretary is hereby directed and authorized to
file a certified copy of this Ordinance in the Office of the County
Clerk of Williamson County, Texas.
X.
If any section, subsection, sentence, phrase, or word of this
Ordinance be found to be illegal, invalid or unconstitutional or if
any portion of said property is incapable of being annexed by the
City, for any reason whatsoever, the adjudication shall not affect
any other section, sentence, phrase, word, paragraph or provision
of this Ordinance or the application of any other section,
sentence, phrase, word, paragraph or provision of any other
Ordinance of the City. The City Council declares that it would
have adopted the valid portions and applications of this Ordinance
and would have annexed the valid property without the invalid part,
and to this end the provisions of this Ordinance are declared to be
severable.
XI.
A. All ordinances, parts of ordinances, or resolutions in
conflict herewith are expressly repealed.

B. The invalidity of any section or provision of this
ordinance shall not invalidate other sections or provisions
thereof.
C. The City Council hereby finds and declares that written
notice of the date, hour, place and subject of the meeting at which
this Ordinance was adopted was posted and that such meeting was
open to the public as required by law at all times during which
this Ordinance and the subject matter hereof were discussed,
considered and formally acted upon, all as required by the Open
Meetings Act, Chapter 551, Texas Government Code, as amended.

BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS

BEGINNING on a capped iron rod set on a point in the southeasterly
right-of-way line of High Country Boulevard (right-of-way width
varies), same being a point of transitional curve in the
northwesterly boundary line of a 0.64 -acre tract of land conveyed to
2R H.K., Ltd., a Texas limited partnership, by instrument recorded in
Volume 2517 Page 210 of the Official Records of Williamson County,
Texas, same being also a northerly corner of said "City of Austin
Tract", being the most northerly corner and POINT OF BEGINNING
hereof:
THENCE with the arc of a non -tangent curve to the left, having a
radius of 20.00 feet, a central angle of 89°58'59" an arc length of
31.41 feet, and a chord which bears S16°50'14"W for a distance of
28.28 feet, to an iron rod set on a point of non -tangency in the
westerly boundary line of said 0.64 -acre Tract, same being a point of
non -tangency in the northerly boundary line of said "City of Austin
Tract";
THENCE with the southwesterly boundary line of said 0.64 -acre tract,
same being the northerly boundary line of said "City of Austin
Tract", S28°09'15"E for a distance of 225.31 feet, to an iron rod
found on the most southerly corner of said 0.64 -acre Tract, being an
angle point in the northerly boundary line of said "City of Austin
Tract";

southerly corner of a 1.07 -acre tract of land conveyed to Steve L.
Sparks by instrument recorded as Document No. 9606668 of the Official
Records of Williamson County, Texas, being an angle point in the
northerly boundary line of said "City of Austin Tract";
THENCE with the southerly boundary line of said 1.07 -acre Tract, same
being the northerly boundary line of said "City of Austin Tract",
N47°42'00"E for a distance of 249.61 feet, to an iron rod found on the
most easterly corner of said 1.07 -acre Tract, same being an angle
point in the westerly boundary line of a 41.07 -acre tract of land
conveyed to 2R H.K.,Ltd., a Texas limited partnership, by instrument
recorded in Volume 2517, Page 210 of the Official Records of
Williamson County, Texas, being also an angle point in the. northerly
boundary line of said "City of Austin Tract";
THENCE with the the common boundary line of said 41.07 -acre Tract,
and said "City of Austin Tract", the following five (5) courses and
distances:
1) S56°21'03"E for a distance of 294.15 feet, to an iron rod found on
a point of curvature;

of 1134.05 feet, a central angle of 19°18'17" an arc length of 382.09
feet, and a chord which bears S66°01'37"E for a distance of 380.29
feet, to an iron rod found on an angle point in the westerly boundary
line of said 41.07 acre tract, same being the most easterly corner of
said "City of Austin Tract", same being the most easterly corner
hereof;
3) 814°21'00"W for a distance of 169.34 feet, to an iron rod found on
an angle point;
4) S01°59'46"E for a distance of 165.05 feet, to an iron rod found on
an angle point;
5) thence in part with the common boundary line of said 41.07 -acre
tract, and in part with the northerly boundary line of Flower Hill
Section One (Amending Plat), a subdivision according. to the plat
thereof recorded in Volume 96, Page 395, of the Plat Records of
Travis County, Texas, S88°00'45"W for a distance of 635.09 feet to an
iron rod found on the most easterly cornerof Lot 17, Block C,
designated as "Park" by said subdivision plat, being and angle point
in the southerly boudary line hereof;

of 460.00 feet, a central angle of 18°12'18" an arc length of 146.16
feet, and a chord which bears N37°14'45"W for a distance of 145.54
feet, to an iron rod found on the most southerly corner•of Lot 4,
Block A, of said Subdivision, same being a point in the easterly
right-of-way line of Flower Hill Drive (60.00 foot right-of-way
width), same being a westerly corner hereof;
THENCE departing the easterly right-of-way line of Flower Hill Drive
with the common boundary line of said Lot 4, Block A, and said "City
of Austin Tract", N61°56'46"E for a distance of 114.86 feet to the
most easterly corner of said Lot 4, Block A;
THENCE in part with the westerly boundary line Lot 4, Lot 3, Lot 2,
and Lot 1 of Block A, of said Subdivision, same being the westerly
boundary line of said "City of Austin Tract", N28°09'15"W for a
distance of 225.49 feet to an iron rod found on a point of curvature
in the westerly boundary line of said. "City of Austin Tract", same
being a point of curvature in the northerly boundary line of said Lot

Thence with an arc of a non-tanget curve to the left, having a radius
of 20.00 feet, a central angle of 90°32'42", an arc length of 31.61
feet, and a chord which bears N73°25'21"W for a distance of 28.42
feet, to an iron rod found on a point in the southeasterly right-of-
way line of High Country Boulevard, same being a point of non -
