AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP OF THE
CITY OF ROUND ROCK, TEXAS ADOPTED IN SECTION 46-132(b)(1),
CODE OF ORDINANCES (2010 EDITION), CITY OF ROUND ROCK,
TEXAS, AND MAKING THIS AMENDMENT A PART OF THE SAID
OFFICIAL ZONING MAP, TO WIT: TO REZONE 0.30 ACRES OF
LAND, OUT OF THE WILEY HARRIS SURVEY, ABSTRACT NO. 29, IN
ROUND ROCK, WILLIAMSON COUNTY, TEXAS, FROM DISTRICT
SF -2 (SINGLE FAMILY — STANDARD LOT) TO DISTRICT C-1
(GENERAL COMMERCIAL).
WHEREAS, an application has been made to the City Council of the City of
Round Rock, Texas to amend the Official Zoning Map to rezone 0.30 acres of land, out
of the Wiley Harris Survey, Abstract No. 29, in Round Rock, Williamson County, Texas,
being more fully described in Exhibit "A" attached hereto, from District SF -2 (Single
Family — Standard Lot) to District C-1 (General Commercial), and
WHEREAS, the City Council has submitted the requested change in the Official
Zoning Map to the Planning and Zoning Commission for its recommendation and report,
and
WHEREAS, the Planning and Zoning Commission held a public hearing
concerning the requested change on the 22nd day of June 2011, following lawful
publication of the notice of said public hearing, and
WHEREAS, after considering the public testimony received at such hearing, the
Planning and Zoning Commission has recommended that the Official Zoning Map be
amended so that the property described in Exhibit "A" be zoned District C-1 (General
Commercial), and
WHEREAS, on the 28th day of July, 2011, after proper notification, the City
Council held a public hearing on the requested amendment, and

WHEREAS, the City Council determines that the zoning provided for herein
promotes the health, safety, morals and protects and preserves the general welfare of
the community, and
WHEREAS, each and every requirement set forth in Chapter 211, Sub -Chapter
A., Texas Local Government Code, and Section 46-92 and Section 46-132, Code of
Ordinances (2010 Edition), City of Round Rock, Texas concerning public notices,
hearings, and other procedural matters has been fully complied with, Now Therefore
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS:
That the Official Zoning Map adopted in Section 46-132(b)(1), Code of
Ordinances (2010 Edition), City of Round Rock, Texas, is hereby amended so that the
zoning classification of the property described in Exhibit "A" is hereafter designated as
District C-1 (General Commercial).
II.
A. All ordinances, parts of ordinances, or resolutions in conflict herewith are
expressly repealed.
B. The invalidity of any section or provision of this ordinance shall not
invalidate other sections or provisions thereof.
C. The City Council hereby finds and declares that written notice of the date,
hour, place and subject of the meeting at which this Ordinance was adopted was posted
and that such meeting was open to the public as required by law at all times during
which this Ordinance and the subject matter hereof were discussed, considered and
formally acted upon, all as required by the Open Meetings Act, Chapter 551, Texas
Government Code, as amended.

Council members present, the requirement for reading this ordinance on two separate
days was dispensed with.

BEGINNING at a 1/2" iron pin found on the East line of said Lot 1 also being on the West line of a 1.909 acre
tract conveyed to Fordtox Investments in Vol. 2287 Pg. 701 Official Records of Williamson County, Texas also being
on the North R. O. W. of Old Bowman Road for the North comer of this tract
THENCE S 39° 29' 03" E crossing Old Bowman Road 27.59 feet to 'A" iron pin found being the North
common comer of said Lot 1 and Lot 2 of Interstate Park.
THENCE S 63° 35' 16" E,113.14 feet to a W' iron pin set being the South common corner of said Lots 1 and
2 also being on the North line of a 2.566 acre tract conveyed to DMI CD Trust in Doc. No, 2002040558 Official
Records of Williamson County, Texas for the Southeast corner of this tract.
THENCE 8 69° 51' 22" W with the South line of said Lot 1, 207.21 feet to a 14" iron pin set being the
Northwest comer of said 2.566 acre tract, also being on the East line of said 0.957 acre tract for the Southwest corner of
this tract,
THENCE N 22° 05' 39" W with the South line of said Lot 1, 17.30 feet to a 1/2 iron pin found being the
Northeast comer of said 0.957 acre tract.
THENCE through the interior of said Lot I the following two (2) courses:
1) N 22° OS' 39" W. 25.96 feet to a point for the Northwest corner ofthis tract.
2) N 41° 46' 49" E, 75.59 feet to a '/" iron pin found being on the East line line of said Lot 1 and the

Item Summary:
This rezoning is being requested by Capital City Warehousing, Inc. The General Plan designates a commercial land
use on the subject tract which is interior to a larger commercial development on the same lot. The tract was
annexed in 1973 and has been zoned Single -Family since that time, although the majority of the site has been
utilized for commercial development. The rezoning request from Single -Family Standard Lot (SF -2) to General
Commercial (C-1) creates consistent zoning across the property; and brings the zoning into conformity with the
General Plan.
