Dear Mr. Sheets:
As requested, I am pleased to pro% ide this proposal for appraisal sen ices relating to the property
captioned above. Terms of the assignment are summarized belon.
Real Estate to be Appraised: A 45 acre tract of land improved with various
residences and agricultural buildings at 1001 N.
Red Bud Lane; and 2 single family residential lots
on Porano Circle and Sabbia Drive, Round Rock,
Texas.
Purpose of the Appraisal: To estimate the market value of the fee simple
interest in the subject property as of the date of
inspection.
Use of the Report:
Appraisal & Reporting Standards:
Establishing a basis for acquisition of the
property.
The appraisal v- ill be dex eloped and the report
«ill be prepared in conformity a ith and subject to
the requirements of the Uniform Standards of

Professional Appraisal Practice (USPAP) of the
Appraisal Foundation and the Code of
Professional Ethics and the Standards of
Professional Appraisal Practice of the Appraisal
Institute.
The results of our analysis will be set forth in an
Appraisal Report as defined by Standards Rule 2-
2(a) of USPAP.
Fee: $7,500, payable upon delivery of the report.
Time subsequent to the initial assignment,
including, without limitation, updates, meetings,
depositions, mediation, arbitration, trial and
preparation for testimony, will be paid monthly,
as incurred, at the following rates:
Paul Hornsby: $415/hour
MAI Staff Appraisers: $310/hour
State Certified Appraisers: $205-225/hour
Land Planning: $200/hour
Research Staff. $160/hour
Administrative Staff: $S0/hour
Completion: Estimated at 45 days from your written
authorization to proceed.
