In January of 2013,the City involuntarily annexed a triangular piece of property located on the east
side of IH-35 near the intersection of Greenlawn Boulevard and the northbound frontage road of I1-1-35.
The original design proposed Round Rock serving wastewater to the property by gravity; however,the
City was unable to obtain the required easements. Instead,the Utility staff designed"in house"for a
grinder pump and force main to be connected to the newly constructed Wndermere Utility Company
owned lift station to serve the Greenlawn Plaza property.
Several items arose during construction that are required to be added to the contract. During
negotiation meetings with Wndernere Utility Company, it was agreed that Round Rock would provide
a check valve assembly and vault. Design intensions were to utilize an existing spare 4-inch conduit
located in an easement. After exploratory excavation, it was concluded the existing 4-inch spare
conduit is not located within the easement and the location is unknown. This required an
unanticipated bore for the crossing of Greenlawn Blvd. During construction it was found that the
existing gravity wastewater line was a fool lower than designed. The wet well for the grinder pump
station was ordered based on"Record Drawings"and the wet well delivered was one foot too short;
therefore, an extension was necessary to property complete the project. Because the electrical
current from the building was 207 volts and the pumps need 220 volts, a step-up transformer had to
be placed at the grinder pump control panel. These four items totaled$12,492.90. The Utility Staff
requests City Manager approval for Change Order No.1 raising the original contract amount of
$116,185 to$128,677.90.
