KNOW ALL BY THESE PRESENTS:
COUNTY OF WILLIAMSON
That the CITY OF ROUND ROCK, TEXAS, a municipal corporation situated in the Counties
of Travis and Williamson, State of Texas ("Releasor"), with mailing address of 221 East Main Street, Round
Rock, Texas 78664, for and in consideration of the sum of Ten and No/100 Dollars ($10.00) and other good
and valuable consideration paid by TAYLOR MORRISON OF TEXAS, INC., a Texas corporation
whose mailing address is 11200 Lakeline Blvd., Suite 150A, Austin, Texas 78717, the receipt and
sufficiency of which is hereby acknowledged, does hereby ABANDON, RELEASE and DISCHARGE
only the below -described portion of a Waterline Easement recorded in Document No. 2017100902 of the
Official Public Records of Williamson County, Texas, to -wit:
Being a 0.325 acre or 14,142 square feet tract of land situated in the Joseph Mott Survey,
Abstract No. 427, Williamson County, Texas, being out of a called 11.30 -acre tract
conveyed to Taylor Morrison of Texas, Inc., recorded in Document No. 2015108417 of
the Official Public Records of Williamson County, Texas, and being a portion of a called
0.355 acre waterline easement recorded in Document No. 2017100902 of the Official
Public Records of Williamson County, Texas; said 0.325 of an acre tract being more fully
described by sketch and metes and bounds in the field notes and sketch attached hereto as
Exhibit "A", which is incorporated herein for all purposes.
This instrument is given specifically to release only the described portion of said easement to the
extent Releasor is Grantee of said easement, which easement is terminated by abandonment, termination,
vacation, and cessation of purpose, and which portion of said easement will be of no further effect, whether
legal or equitable.
IN WITNES REOF, the City of Round Rock, Texas has caused this instrument to be

SURVEY, ABSTRACT NO. 427 WILLIAMSON COUNTY, TEXAS, AND BEING A
PORTION OF A CALLED 0.355 ACRE WATERLINE EASEMENT RECORDED IN
DOCUMENT NO. 2017100902 OF THE OFFICIAL PUBLIC RECORDS OF WILLIAMSON
COUNTY, TEXAS. SAID 0.325 OF AN ACRE TRACT BEING MORE FULLY DESCRIBED
AS FOLLOWS, WITH BEARINGS BASED ON THE NORTH AMERICAN DATUM OF 1983
(NA2011) EPOCH 2010.00, FROM THE TEXAS COORDINATE SYSTEM ESTABLISHED
FOR THE CENTRAL ZONE.
BEGINNING at a '/z" iron rod with yellow cap marked "Pape -Dawson" found at northeast
terminus of Veranda Terrace (50' right-of-way), as shown in Vizcaya, Phase 3E, a subdivision
according to the plat recorded in Document No. 2017104888 of the Official Public Records of
Williamson County, Texas, same being a point in the west line of a Remnant Portion of said 11.30
acre tract, and POINT OF BEGINNING hereof;
THENCE S 67032156" W, with the north right-of-way line of said Veranda Terrace, same being
a south line of said Remnant Portion, with the boundary line of said waterline easement, a distance
of 1.26 feet to a''/�" iron rod with yellow cap marked "Pape -Dawson" found for the southeast corner
of a called Lot 1, Block QQ of said Vizcaya, Phase 3E hereof;
THENCE N 21018'09" W, departing the north right-of-way line of Veranda Terrace, with the
east line of said Lot 1, same being a west line of said Remnant Portion, and with the boundary line
of said waterline easement, a distance of 6.50 feet to a calculated point for the westernmost
northwest corner hereof,
THENCE departing the east line of said Lot 1, through the interior of said Remnant Portion, the
following seven (7) courses and distances, with courses and distances being the boundary line of
said waterline easement:
1. N 67°32'56" E, a distance of 312.54 feet to a calculated point of tangent curvature,
2. along the arc of a curve to the right, having a radius of 548.50 feet, a central angle of
