Dear Mr. Sheets:
As requested, I am pleased to provide this proposal for appraisal services relating to the property
captioned above. Terms of the assignment are summarized below.
Real Estate to be Appraised:
10 lots out of Block 36, City of Round Rock,
Texas.
Purpose of the Appraisal: To estimate the market value of the fee simple
interest in each lot as of the date of inspection.
Lots 6/7 and 9.10 will be appraised as single units.
Therefore, there are eight subject properties.
Use of the Report: Establishing a basis for acquisition of the property.
Appraisal & Reporting Standards:
The appraisal will be developed and the report will
be prepared in conformity with and subject to the
requirements of the Uniform Standards of
Professional Appraisal Practice (USPAP) of the
Appraisal Foundation and the Code of Professional
Ethics and the Standards of Professional Appraisal
Practice of the Appraisal Institute.
The results of our analysis will be set forth in an

Completion:
Appraisal Report as defined by Standards Rule 2-
2(a) of USPAP.
$8,000, payable upon delivery of the report
The fee is based on the assumption that only land
components will be appraised. If the
improvements on several of the lots are to be
appraised, the fee will be increased to a mutually
agreeable amount.
Time subsequent to the initial assignment,
including, without limitation, updates, meetings,
depositions, mediation, arbitration, trial and
preparation for testimony, will be paid monthly, as
incurred, at the following hourly rates:
Paul Hornsby: $415/hour
MAI Staff Appraisers: $31 O/hour
State Certified Appraisers. $2054225-1hour
Land Planning: $200/hour
Research Staff'. $160/hour
Administrative Staff. $80/hour
Estimated at 60 days from your written
authorization to proceed.
