Dear Mr. Childs;
We would like to offer our services to prepare a land planning report for
Parcel 22.
• We will conduct an onsite visit of the property, review any
schematics, aerial photographs, and diagrams of the property
that are available.
• We will photograph the existing improvements.
• We will analyze the whole property, acquisition and remainder
property in regards to the current use or potential use
considering the rules and regulations of the applicable
jurisdictions.
• We will prepare a written report summarizing the findings, which
will include exhibits for the before, acquisition and the remainder.
• We will prepare a re -development exhibit for the remainder.
Site Specifics will complete the research and the report for $15,000.00.
We will work with the team to prepare for mediation, discovery, and trial if
we are needed based on our hourly rate of $200.00. We will assume the
budget will be 50 hours.

Consider executing an amended letter agreement with Site Specifics regarding land
planning services needed for the RM 620/Round Rock 732 Building (Maaco)/Parcel 22
right of way condemnation suit.
A letter agreement with Site Specifics was originally approved on 10.19.18. After
completing a site inspection of the property which is the subject of the condemnation suit it
was determined that the scope of work needed to be expanded slightly, which required a
revised cost amount. The potential costs approved by the letter agreement consist of an
initial amount of $15K for completion of a trial land plan report, and an additional hourly fee
for litigation tasks as needed in an amount not to exceed $1 OK. This will replace the
previously approved agreement letter.
Cost: an initial amount of $15,000 not to exceed $25,000
