O-2019-0080 - 2/14/2019 I ORDINANCE NO. 0-2019-0080 2 3 4 AN ORDINANCE AMENDING ZONING AND DEVELOPMENT CODE, 5 CHAPTER 2, ARTICLE II, SECTION 2-26, CODE OF ORDINANCES (2018 6 EDITION), CITY OF ROUND ROCK, TEXAS, REGARDING 7 RESIDENTIAL LOT AND BUILDING DIMENSIONAL STANDARDS; AND 8 PROVIDING FOR A SAVINGS CLAUSE AND REPEALING 9 CONFLICTING ORDINANCES AND RESOLUTIONS. 10 11 BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK, 12 TEXAS: 13 I. 14 That Zoning and Development Code, Chapter 2, Article II, Section 2-26, Code of 15 Ordinances (2018 Edition), City of Round Rock, Texas, is hereby amended to delete the 16 "Additional notes" section and to create new subsections (with no amendments to the text 17 of the "Residential zoning district lot and building dimensional standards chart"), to read 18 as follows: 19 CHAPTER 2. ZONING DISTRICTS AND USE REGULATIONS 20 21 Sec. 2-26. Residential lot and building dimensional standards. 22 23 (a) Residential zoning districts lot and building dimensional standards chart 24 25 (b) Special purpose lots exemption. Special purpose lots, including but not limited to landscape lots and 26 utility lots, may be exempted from these requirements. 27 (c) Encroachments it? setbacks. Except as specified in (d) below, all required setbacks shall be free from 28 any encroachments, including but not limited to, eaves, roof overhangs, bay windows, and fireplaces. 29 Air conditioning units and other similar ground-mounted equipment are exempt from this requirement. 30 (d) Permitted limited encroachments. In the SF-R, SF-1, SF-2 and SF-3 districts, limited encroachment 31 into the front and rear setbacks by a maximum of two (2) feet shall be permitted for the following: 32 eaves; roof overhangs; and minor architectural details such as fireplaces and bay windows. 33 (e) Accessory buildings prohibition. All ordinances, parts of ordinances, or resolutions in conflict herewith are 4 expressly repealed. 5 B. The invalidity of any section or provision of this ordinance shall not 6 invalidate other sections or provisions thereof. 7 C.
