TO ALL INTERESTED PARTIES: Notice is hereby given of a public hearing to be held in City Council Chambers located on the first floor of City Hall, 221 East Main Street in the City of Round Rock, TX, on April 3, 2019, at 6:00 p.m. by the Planning and Zoning Commission. The purpose of the hearings is to consider public testimony regarding proposed amendments to the Code of Ordinances City of Round Rock, Texas, 2018, Part III —Zoning and Development Code on the topics listed below. Each topic will be considered as a separate item by Planning and Zoning Commission and will have its own public hearing. 1. Section 1-50 — Definitions • To revise the definition for Living Unit Equivalent (LUE) regarding wastewater 2. Section 4-82 — Water and wastewater impact fees • To add service unit equivalents for hotel/motel/lodging and assisted living uses 3. Sections 2-15 — SF -2 (Single -Family — Standard lot); 2-16 — SF -3 (Single -Family — Mixed lot); 2-17 SF -D (Single-Family—Downtown); 2-18—MH (Manufactured Housing); 2-19—TF (Two -Family) • To revise the garage door width limitation for clarification 4. Section 2-16 - SF -3 (Single -Family — Mixed Lot) • To revise the requirement prohibiting a street -facing garage door from extending beyond the front building fagade by providing alternatives 5. Sections 2-32 — C-1 (General Commercial); 2-33 — C -1a (General Commercial — Limited) and 2-58 — PF -3 (Public Facilities — High Intensity) • To revise the exterior wall finish requirements to clarify the type of construction that allows for greater than 75% stucco 6. Sections 2-34 - C-2 (Local Commercial); 2-42—OF-1 (General Office); 2-56— PF -1 (Public Facilities — Low Intensity); 2-57 — PF -2 (Public Facilities — Medium Intensity) • To revise the exterior wall finish requirements to clarify the types and quantities of materials allowed. 7. Sections 2-71— MU -1 (Mixed -Use Historic Commercial Core) and 2-72 — MU -2 (Mixed -Use Downtown Medium Density) • To revise the fencing design standards for single family uses and for the screening of service areas. 8. Section 2-77 — Permitted Uses in the Mixed -Use Districts and Section 2-91(hh) Supplementary Use Standards To permit single family detached dwellings in the MU -1 (Mixed -Use Historic Commercial Core) district, with supplementary use standards.
