TO ALL INTERESTED PARTIES:
Notice is hereby given of a public hearing to be held in City Council Chambers located on the first floor of
City Hall, 221 East Main Street in the City of Round Rock, TX, on June 27, 2019, at 6:00 p.m. by the City
Council. Interested parties may appear and be heard at the public hearing.
The purpose of the hearing is to consider public testimony concerning the request filed by Randall Jones
& Associates Engineering, Inc., on behalf of the property owner, JSL North Investments, LLC. The following
actions will be considered: 1.) Amend the 2020 General Plan and Future Land Use Map to modify the land
use designation of a portion of the subject tract from business park to residential; and 2.) Original zoning of
the subject tract to the following zoning districts SF -3 (Single -Family — Mixed Lot) 96.27 acres; TF (Two -
Family) 22.10 acres; MF -2 (Multifamily — Medium Density) 19.97 acres; MF -1 (Multifamily — Low Density)
10.00 acres; C -1a (General Commercial — Limited) 34.63 acres. Case Nos. GP1902-001 and ZON1901-001
Legal Description: The subject tract consists of 190.07 acres (including 7.10 acres of right-of-way), more or
less, out of the Henry Millard Survey, Abstract No. 452. Field notes further describing this development tract
are available for inspection in the City of Round Rock Planning and Development Services Department, 301
W. Bagdad, Suite 210, Round Rock, Texas.
Land Use Proposal: Commercial and residential
Location: West of SH 130; north and south of University Blvd.
