That the CITY OF ROUND ROCK, TEXAS, a municipal corporation situated in the Counties
ofTravisand Williamson, State ofTexas ("Releasor"),with mailing addressof221 East Main Street, Round
Rock, Texas 78664, for and in consideration of the sum of Ten and No/] 00 Dollars (S 10.00) and other good
and valuable consideration paid by REX M. MUSTARD AND KAREN M. MUSTARD, whose address
is 1110 Joyce Lane, Round Rock, Texas 78664, the receipt and sufficiency of which is hereby
acknowledged, does hereby ABANDON, RELEASE and DISCHARGE the portions of the 100 -foot
drainage and stonn water and drainage easement shown in Cabinet CC, Slides 237.238, of the Plat Records
of Williamson County, Texas, encumbering the below -described property, to -wit:
Being a 0.60 acre (approximately 26,186 square feet) tract of land out of the P.A. Holder Survey.
Abstract No. 297, in Williamson County Texas; said 0.60 acre tract being a portion of Lot 4A,
Block A. replat of Lots 4 and 5. Block A, Joyce Lane Subdivision, a subdivision recorded in
Document No. 2017037344, of the Plat Records in Williamson County (P.R.W.C.T.); with said
0.60 acre tract being more particularly described by metes and bounds and shown in a sketch in
the field notes and sketch attached hereto as Exhibit "A", and incorporated herein by reference
for all purposes.
This instrument is given specifically to partially release the described said easement to the extent
Releasor is Grantee of said easement, which easement is partially terminated by abandonment, termination,
vacation, and cessation of purpose, and which portion ofsaid easement will be of no further efiiect, whether
legal or equitable.

orange cap stamped "Austin Surveyors" found marking the southernmost southeast comer of said

The City previously entered into an agreement with Rex and Karen Mustard who own property
on Joyce Lane. The agreement related to the Dry Branch Tributaries channel improvements that
the City was planning at the time. The improvements are now very close to complete and the
obligations of the City under the agreement have been satisfied except the release of a portion
of an easement as stipulated in the agreement.
This document releases the drainage easement across the Mustard property that had
previously been dedicated to contain improvements to Dry Branch. The Dry Branch Tributaries
improvements have rerouted the drainage channel and stormwater will be conveyed in the
newly constructed channel in an easement and on property set aside for this purpose under the
agreement between the City and the Mustards.
