PARTIAL RELEASE OF EASEMENT

COUNTY OF WiLLIAMSON § KNOW ALL BY THESE PRESENTS:
That the CITY OF ROUND ROCK, TEXAS, a municipal corporation situated in the Counties
ofTravis and Williamson, State ofTexas ("Releasor"), with mailing address of 221 Fast Main Street, Round
Rock, Texas 78664, for and in consideration of the sum of Ten and No/ 100 Dollars (S 10.00) and other good
and valuable consideration paid by AVERY CENTRE DEVCO, INC.. whose address is 400 East Main
Street, Round Rock, Texas 78664, the receipt and sufficiency of which is hereby acknowledged, does
hereby ABANDON, RELEASE and DISCHARGE a portion ora 15 foot waterline easement recorded in
Document No. 2015060913 the Official Public Records of Williamson County, Texas, encumbering the
below -described property, to -wit:
Being a 0.041 acre or 1,785 square foot tract of land being out of a called 377,590 acre tract
conveyed to Avery Centre Devco, Inc. in a Special Warranty Deed recorded in Document No.
2008072220 and corrected in Document No. 2008083894, both of the Official Public Records of
Williamson County, Texas, and being a portion of a 15 foot waterline easement recorded in
Document No. 2015060913 of the Official Public Records of Williamson County, Texas, in the
City of Round Rock, Williamson County, Texas. Said 0.041 acre tract of land being more fully
described in the attached field notes and shown in the attached sketch, attached hereto as Exhibit
"A", and incorporated herein by reference for all purposes.
This instrument is given specifically to partially release the described said easement to the extent
Releasor is Grantee of said easement, which easement is partially terminated by abandonment, termination,
vacation, and cessation of purpose, and which portion of said easement will be of no further effect, whether
legal or equitable.
IN WITNESS WHEREOF, the City of oun Rock, Texas has caused this instrument to be

WILLIAMSON COUNTY, TEXAS. SAID 0.041 ACRE TRACT OF LAND BEING MORE
FULLY DESCRIBED AS FOLLOWS, WITH THE BEARINGS BASED ON THE NORTH
AMERICAN DATUM OF 1983 (CORS 1996), FROM THE TMUS COORDINATE SYSTEM
ESTABLISHED FOR THE CENTRAL ZONE:
COMdENCING at an iron rod with cap marked "Baker-Aicklen" found an a point in the south
