TO ALL INTERESTED PARTIES: Notice is hereby given of a public hearing to be held in City Council Chambers located on the first floor of City Hall, 221 East Main Street in the City of Round Rock, TX, on September 24, 2020, at 6:00 P.M. by the City Council. Interested parties may appear and be heard at the public hearing either in person or remotely via Zoom videoconferencing. Please visit our website at www.roundrocktexas.gov where a registration link will be posted on the calendar entry for each public meeting. Registration links are specific to each meeting. Please make sure you are registering for the meeting you wish to speak at. The purpose of the hearing is to consider public testimony concerning the request filed by CivilCorp, LLC, on behalf of the property owner, Louis Henna, Jr., et al., for approval of the rezoning of 46.28 acres of land from SF-2 (Single -Family Standard Lot) to Planned Unit Development (PUD) to be known as the Henna Family Tract PUD. Case No. ZON2007-003 Legal Description: The subject tract consists of 46.28 acres, more or less, out of the Wiley Harris Survey, Abstract No. 298. Field notes further describing this development tract are available for inspection in the City of Round Rock Planning and Development Services Department, 301 W. Bagdad, Suite 210, Round Rock, Texas. Land Use Proposal: The MU-G (Mixed -Use Greenfield and Large Lot) zoning district serves as the base district for the PUD. Mixed -use refers to the combining of complementary residential and commercial uses in the same building, on the same site, or in the same block. The standards require the development to fit the proportions and characteristics of an urban and pedestrian -oriented design. Location: Southeast corner of E. Palm Valley Blvd. and N.
