corporation organized and existing under the laws of the State of Texas, herein after referred to
as ("Grantee"), whose address is 221 East Main Street, Round Rock, Texas 78664, the receipt
and sufficiency of which are hereby acknowledged and confessed, has RELEASED, REMISED
AND FOREVER QUITCLA34ED, and by these presents does hereby RELEASE, REMISE AND
FOREVER QUITCLAIM, unto Grantee all of Grantor's right, title and interest in and to that
certain lot, tract or parcel of land situated in Williamson County, Texas, and being more
particularly described in Exhibit A attached hereto and incorporated herein by reference for all
purposes.
TOGETHER WITH, all and singular, all of Grantor's right, title and interest in and to
the rights, benefits, privileges, easements, tenements, hereditaments and appurtenances thereon
or in anywise appertaining thereto and with all improvements located thereon (said land,

and interests being hereinafter referred to as the "Property").

As part of the development of Phase I Northfields Subdivision, Meritage Homes dedicated
Parkland Lot 1, Block M by recorded plat. Subsequent to the dedication questions have risen
as to whether Meritage had taken ownership of the entire dedicated area as of the time of the
plat. In order to cure any potential defects in title the adjacent owner, Round Rock 19, LP, has
offered to execute a Quitclaim of any interests which they may have in the identified property.
This has been reviewed with, and recommended for acceptance by, the Planning Department.
