whether of record or not; all presently recorded and validly existing restrictions, reservations,
covenants, conditions, oil and gas leases, mineral interests, and water interests outstanding in
persons other than Grantor, and other instruments, other than conveyances of the surface fee
estate, that affect the Property; validly existing rights of adjoining owners in any walls and
fences situated on a common boundary; any discrepancies, conflicts, or shortages in area or
boundary lines; any encroachments or overlapping of improvements; all rights, obligations, and
other matters arising from and existing by reason of the Williamson County. Brushy Creek
WCID, or other applicable governmental district, agency, or authority; and all outstanding taxes,
which Grantee assumes and agrees to pay and subsequent assessments for prior years due to
change in land usage, ownership, or both, the payment of which Grantee assumes.
Grantor, for the Consideration and subject to the Reservations from Conveyance and the
Exceptions to Conveyance, grants, sells, and conveys to Grantee the Property, together with all
and singular the rights and appurtenances thereto in any way belonging, to have and to hold it to

Williamson County, Texas, being a portion of a 20 foot alley in Block 13 as dedicated In the
Town of Round Rock, said plat recorded in Cabinet A, Slide 190, Plat Records, Williamson
County, Texas, as surveyed on the ground by Texas Land Surveying, Inc. on August 3181,
2020, and further described by metes and bounds as follows:
BEGINNING at a 1/2 inch Iron rod with pink cap stamped "TLS" set in the west line of Stone
Street, marking the southeast comer of Lot 12, Block 13, out of said Town of Round Rock, as
conveyed to Judith Conroy, by deed recorded in Document No. 2012104961, of said Official
Public Records, for the northeast corner of said 20 foot alley and this tract, from which a 112
inch iron rod found in the intersection of the south line of Main Street and the west line of said
Stone Street, marking the northeast corner of said Lot 12, bears N 19*1710" W, 124.78 feet;

This is a deed to convey 80 square feet of alley right-of-way to the owner of the property at 509
E Main St. It is a 4-foot wide strip of the 20-foot deep alley and will connect the front property
(along Main St) with the back property (along McNeil Rd), allowing the owner to claim
exemptions on both properties. This was the arrangement recognized by WCAD until last year,
when the city notified WCAD that an alley existed through the block. WCAD proceeded to
assess the properties individually in 2020, significantly and suddenly increasing the owner's tax
burden. The presence of a monarch live oak tree in the alley guarantees that the city will not
improve this portion of the alley for the foreseeable future. Further, the deed retains a perpetual
access easement to the city for future improvements should the need arise. The cost of the land
to the buyer was $12 per square foot, in line with the city's purchase of the library land and
conveyance of land to Round Rock Tavern, for a total of $960 which has already been paid. The
owner wanted the narrowest strip possible to rejoin the properties and staff concluded that 4
feet was the minimum reasonable width, which is enough to construct a sidewalk to physically
connect the two.
