As requested, i am pleased to provide this proposal for appraisal services relating to the property
captioned above. Terms of the assignment are summarized below.

A 3.22 acre tract of land located along the
west line of CR 110, Round Rock, Texas.
To estimate the market value of the fee
simple interest in the subject property and
just and adequate compensation for the
proposed acquisitions.
Establishing a basis for partial acquisition of
the property.
The appraisal will be developed and the
report will be prepared in conformity with

Uniform Standards of Professional
Appraisal Practice (USPAP) of the
Appraisal Foundation and the Code of
Professional Ethics and the Standards of
Professional Practice of the Appraisal
Institute.
The results of our analysis will be set forth
in an Appraisal Report as defined by
Standards Rule 2-2(a) of USPAP.
Fuu; $5,700, payable upon delivery of the report.
All time spent subsequent to the initial
appraisals, including, without limitation,
updates, meetings, depositions, mediation,
arbitration, trial and preparation for
testimony, will be billed at the following
hourly rates.
Paul Hornsby $450/hour
MAI Staff Appraisers $350/hour
State Certified Appraisers $250/hour
Appraiser Trainees $200/hour
Research Staff $180/hour
Administrative Staff $100/hour
Information Necessary to -Survey
Complete the Assignment -Title commitment
(as available): -Any offers to buy or sell the property
within the last three years
Completion: Estimated at 30-45 days from your written
authorization to proceed.

The proposal is for appraisal services for 1 tract located along the west line of County Road 110. The
$5,700 fee value is slightly higher than other parcels due to the unique nature of the subject tracts as being
open space/ r.o.w. reservations within a platted subdivision, which will require more time consuming
methodology and investigation than our standard appraisals.
