AN ORDINANCE AMENDING THE "ZONING ORDINANCE" PASSED
AND ADOPTED BY THE CITY COUNCIL OF THE CITY OF
ROUND ROCK, TEXAS, ON THE 2ND DAY OF OCTOBER, 1969,
AMENDING THE ZONING ORDINANCE MAP AND MAKING THIS
AMENDMENT A PART OF THE MAP OF THE ORIGINAL ORDI-
NANCE: TO CHANGE 14.44 ACRES OUT OF THE J. M.
HARRELL SURVEY, ABSTRACT NO. 284 , WILLIAMSON
COUNTY, TEXAS, AS DESCRIBED BELOW, FROM "R -1"
SINGLE - FAMILY RESIDENTIAL DISTRICT TO "B -2" LOCAL
BUSINESS DISTRICT, AS HEREINAFTER SET FORTH.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ROUND
ROCK, TEXAS:
WHEREAS, an application has been made to the City Council
for the purpose of amending the zoning ordinance from "R -1"
Single - Family Residential District to "B -2" Local Business
District on the following described real property, to -wit:
BEING 14.44 acres out of the J. M. Harrell Survey, being
a part of that certain 14.38 acre tract conveyed to John A.
Pfluger, et al by deed recorded in Volume 528, Page 769 of the
Deed Records of Williamson County, Texas:
BEGINNING at a fence corner post in the South line of FM
Highway 620 at the Northwest corner of that certain 14.38 acre
tract conveyed to John A. Pfluger, et al by deed recorded in
Volume 528, Page 769 of the Deed Records of Williamson County,
Texas, and being a corner of that certain 68.5 acre tract
conveyed to Austin White Lime Co. by deed recorded in Volume
428, Page 516 of the Deed Records of Williamson County, Texas
for the Northwest corner of the tract herein described;
THENCE with the South line of the said highway and the North
line of the said Pfluger, et al 14.38 acre tract, with the
courses and distances as follows: S 87° 50 ft. E 216.29 ft.,
S 88° 58 ft. E 431.90 ft. to a concrete monument at point of
curve to the right, the radius of which is 905.0 ft., for an
angle point in this tract;
THENCE with the curving South line of the said highway
and the North line of the said Pfluger, et al 14.38 acres, to
the right an arc distance of 247.18 ft., the chord of which
bears S 81° 06 ft. E 246.41ft. to an iron stake set at the North-
west corner of a 0.432 acre tract conveyed to Round Rock Inde-
pendent School District, for the Northeast corner of this tract;
THENCE with the West line of the said 0.432 acre tract,
S 8° 23 ft. E 320.26 feet to an iron stake at the most
Northerly corner of that certain 0.49 acre tract conveyed to
John A. Pfluger, et al by deed recorded in Volume 529, Page
274 of the Deed Records of Williamson County, Texas, and being
in the East line of the said Pfluger, et al 14.38 acre tract,
for a point in the East line of this tract;
THENCE continuing with the East line of the said Pfluger,
et al 0.49 acre tract and the West line of the Round Rock
Independent School District 47.482 acre tract, S 8° 23 ft. E
316.32 ft. to an iron stake at the Southeast corner of the
said Pfluger 0.49 acre tract, for the Southeast corner of
this tract;
THENCE with the South line of the said Pfluger, et al
0.49 acre tract, N 86° 46' W 136.37 ft. to an iron stake at
the Southwest corner of the said 0.49 acre tract, continuing
on same course a total distance of 148.37 ft. to an iron stake
at angle point in the South line of the said Pfluger 14.38
acres, for an angle point in this tract;
THENCE with the South line of the said Pfluger, et al
14.38 acre tract, N 89° 18 ft. W 808.0 ft. to an iron stake
at the Southwest corner of the said 14.38 acre tract, for
the Southwest corner of this tract;
THENCE with the fence along the West line of the said
Pfluger, et al 14.38 acre tract with the courses and distances
as follows: N 18° 07 ft. W 278.3 ft., N 8° 17 ft. E 405.2 ft.
to the place of beginning, containing 14.44 acres of land.
AND WHEREAS, the City Council has submitted the proposed
change in the zoning ordinance to the City Planning and
Zoning Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission has
approved the changing of said zoning ordinance on the above
described property from "R -1" Single - Family Residential
District to "B -2" Local Business District, after holding a
public hearing on the 26th day of September, 1974; and
WHEREAS, each and every requirement set forth in the
zoning ordinance concerning notices, hearings, and other
procedural matters have been fully complied with; and
WHEREAS, the City Planning and Zoning Commission
approved the change of aforesaid in the zoning ordinance;
said approval being given by said commission on the 26th
day of September, 1974;
NOW THEREFORE, be it resolved by the City Council of
the City of Round Rock, Texas, that the zoning ordinance,
and the zoning map of the city of Round Rock, be amended
="so that the property described above shall be and the same
as hereby removed from "R -1" Single - Family Residential
District to "B -2" Local Business District.
