AN ORDINANCE AMENDING THE "ZONING ORDINANCE"
PASSED AND ADOPTED BY THE CITY COUNCIL OF THE
CITY OF ROUND ROCK, TEXAS, ON THE 2ND DAY OF
OCTOBER, 1969, AMENDING THE ZONING ORDINANCE
MAP AND MAKING THIS AMENDMENT A PART OF THE
MAP OF THE ORIGINAL ORDINANCE: TO CHANGE 26.89
ACRES OUT OF THE WILEY HARRIS SURVEY, ABSTRACT
NO. 298 IN WILLIAMSON COUNTY, TEXAS, AS
DESCRIBED BELOW FROM "R -1" SINGLE FAMILY
RESIDENTIAL DISTRICT TO "B -2" LOCAL BUSINESS
DISTRICT, AS HEREINAFTER SET FORTH.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS:
WHEREAS, an application has been made to the City Council
for the purpose of amending the Zoning Ordinance from "R -1"
Single Family Residential District to "B -2" Local Business
District on the following described real property, to -wit:
BEING all that parcel or tract of land of 26.89 acres situated
upon the Wiley Harris Survey, Abstract No. 298 in Williamson
County, Texas; and also being out of and a part of a 39.983
acre tract that was conveyed to S. C. Inman, Jr. by deed dated
March 24, 1947, and recorded in Volume 340, Page 339, Deed
Records of Williamson County, Texas;
BEGINNING at a steel stake in the West right -of -way line of
U.S. Highway 81 which point is N 21 deg. 54' W and 175.83
feet distant from the S.E. corner of the above - mentioned
39.983 acre tract; the lower S.E. corner hereof;
THENCE around the North and West side of a 1.37 acre tract
heretofore sold out of said 39.983 acre tract, as follows:
S 43 deg. 42' W 409.95 feet and S 46 deg. 18' E 160 feet to
a steel stake in the South line of the 39.983 acre tract,
at the S.W. corner of said 1.37 acre tract; the lower S.E.
corner hereof;
THENCE along the South line of said 39.983 acre tract, S
43 deg. 07t W 543.71 feet to a steel pin for the S.W. corner
hereof;
THENCE N 55 deg. 50t W 397.77 feet to a steel pin in the
East right -of -way line of the East frontage road of IH 35;
THENCE along said East right -of -way line N 11 deg. 08t W
315.41 feet, N 12 deg. 51 W 988.38 feet to a steel pin for
the N.W. corner hereof;
THENCE N 83 deg. 59' E. 839.65 feet to a steel pin in the
West right -of -way line of U.S. 81, the N.E. corner hereof;
THENCE along said West right -of -way S 21 deg. 54' E 841.43
feet to the place of beginning, and containing 26.89 acres
of land.
AND WHEREAS, the City Council has submitted the proposed
change in the Zoning Ordinance to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission has
approved the changing of said Zoning Ordinance on the above
described property from "R -1" Single Family Residential District
to "B -2" Local Business District, after holding a public hearing
thereon on the 24th day of April, 1975; and
WHEREAS, each and every requirement set forth in the
Zoning Ordinance concerning notices, hearings, and other
procedural matters have been fully complied with; and
WHEREAS, the City Planning and Zoning Commission approved
the change aforesaid in the Zoning Ordinance; said approval
being given by said commission on the 24th day of April, 1975;
NOW THEREFORE, be it resolved by the City Council of the
City of Round Rock, Texas, that the Zoning Ordinance and the
zoning map of the City of Round Rock, be amended so that the
property above described shall be and the same is hereby
removed from "R -1" Single Family Residential District to
"B -2" Local Business District.
