AN ORDINANCE AMENDING THE "ZONING ORDINANCE"
PASSED AND ADOPTED BY THE CITY COUNCIL OF THE
CITY OF ROUND ROCK, ON THE 2ND DAY OF OCTOBER,
1969, AMENDING THE ZONING ORDINANCE MAP AND
MAKING THIS AMENDMENT A PART OF THE MAP OF THE
ORIGINAL ORDINANCE: TO CHANGE 2.0 ACRES OUT
OF THE WILEY HARRIS SURVEY, ABSTRACT NO. 298
IN WILLIAMSON COUNTY, TEXAS, AS DESCRIBED BELOW
FROM "R -1" SINGLE - FAMILY RESIDENTIAL DISTRICT
TO "B -1" GENERAL BUSINESS DISTRICT, AS HEREIN-
AFTER SET FORTH.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ROUND
ROCK, TEXAS:
WHEREAS, an application has been made to the City
Council for the purpose of amending the Zoning Ordinance
from "R -1" Single- Family Residential District to "B -1"
General Business District on the following described
real property, to -wit:
BEING all that certain parcel or tract of land of two acres
situated upon the Wiley Harris Survey, Abstract No. 298 in
Williamson County, Texas; and also being out of and a part
of a tract described as containing 122.82 acres in a deed
from E. Rothlisberger to R. L. Egger that is dated August
18, 1931, recorded in Vol. 259, Page 259, Deed Records of
Williamson County, Texas.
BEGINNING at a steel stake placed at the point of inter-
section of the North fence of said 122.82 acres and the
East right -of -way line of Highway 81; the NW corner hereof.
THENCE along said North fence, S 76 °50' E 370.65 feet to a
steel stake placed beside the NE fence corner post of said
122.82 acres, the NE corner hereof; said point is also the
point of intersection of the South line of Logan Street and
the West line of Cushing Street in the City of Round Rock,
Williamson County, Texas.
THENCE along the East fence of said 122.82 acres and the
West right -of -way line of Cushing Street, due South 259.22
feet to a steel stake placed under said fence for the SE
corner hereof.
THENCE N 76 °50' W 322.14 feet to a steel stake placed in
the East right -of -way line Highway 81; the SW corner hereof.
THENCE along said East right -of -way line, with a series of
short chords of a slight curve in said right -of -way line to
the left, as follows: N 08 °48'30" W 50 feet, a steel stake;
N 09 °40' W 50 feet, a steel stake; N 10 °19' W 50 feet, a
steel stake;
THENCE along said East right -of -way line, with a series of
short chords of a slight curve in said right -of -way to the
left, as follows: N 08 °17'30" W 24.4 feet, a steel stake;
N 08 °48'30" W 50 feet, a steel stake; N 09 °40' W 50 feet,
a steel stake; N 10 °19' W 50 feet, a steel stake; N 10 ° 55 4 30"
W 50 feet, a steel stake; and N 19 °38'30" W 50 feet to the
PLACE OF BEGINNING, containing two acres.
AND WHEREAS, the City Council has submitted the proposed
change in the Zoning Ordinance to the City Planning and Zoning
Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission has
approved the changing of said Zoning Ordinance on the above
described property from "R -1" Single - Family Residential
District to "B -1" General Business District, after holding
a public hearing thereon on the 28th day of August, 1975, said
approval having been given by said City Planning and Zoning
Commission on the 28th day of August, 1975; and
WHEREAS, each and every requirement set forth in the
Zoning Ordinance concerning notices, hearings, and other
procedural matters have been fully complied with; and
NOW, THEREFORE, be it resolved by the City Council of
the City of Round Rock, Texas, that the Zoning Ordinance and
the zoning map of the City of Round Rock, be amended so that
the property above described shall be and the same is hereby
removed from "R -1" Single - Family Residential District to
"B 71" General Business District.
