AN ORDINANCE AMENDING THE "ZONING ORDINANCE" PASSED
AND ADOPTED BY THE CITY COUNCIL OF THE CITY OF ROUND
ROCK, TEXAS, ON THE 2ND DAY OF OCTOBER, 1969; AMENDING
SECTION 9. GENERAL BUSINESS DISTRICT: B -1 TO ALLOW
RESIDENTIAL USE; AMENDING SECTION 10. LOCAL BUSINESS
DISTRICT, B -2 TO ALLOW FOR GENERAL BUSINESS AND RESI-
DENTIAL USE AND CONDITIONAL LIGHT INDUSTRIAL USES BY
SPECIAL PERMIT; AMENDING SECTION 11. LIGHT INDUSTRIAL
DISTRICT: I -1 TO ALLOW BUSINESS USE; AMENDING SEC-
TION 12. HEAVY INDUSTRIAL DISTRICT TO PROHIBIT LIGHT
INDUSTRIAL USE; PROVIDING FOR A SAVINGS CLAUSE.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK, TEXAS:
That Section 9. General Business District: B -1, be amended
as follows:
A. That a new section be added to read as follows:
9.135.Any use permitted in the R -1A Single Two - Family
Residential District.
B That a new section be added to read as follows:
9.136. Any use permitted in the R -2 Multi- Family
Residential District provided that any multi-
family residence containing more than four dwelling
units may be authorized only by the Board of Adjustment
through the issuance of a Special permit stipulating
the conditions of such authorization.
C. That Section 9.3 shall be amended to read as follows:
Sec. 9.3. Yard Requirements
A. Front Yard.
1. All Residential Use. Same as
district R -1.
2. Other Use. No limitations.
B. Side Yard.
1. All Residential Use. Same as
district R -1.
2. Other Use. A side yard of not less
than fifteen (15) feet in width shall be
provided on the side of a lot adjoining
a side street. A side yard of not less
than ten (10) feet shall be provided on
the side of a lot adjoining an "R" dis-
trict. Otherwise, no side yard is re-
quired. No parking, storage, or similar
use shall be allowed in any required side
yard or in any required side street yard
adjoining an "R" district.
C. Rear Yard.
1. All Residential Use. Same as dis-
trict R -1.
2. Other Use. No rear yard is required
except that a rear yard of not less than
twenty -five (25) feet in depth shall be
provided upon a lot abutting a "R" dis-
trict.
D. That Sec. 9.4 be amended to read as follows:
9.4. Lot Requirements
A. R -1 and R -la Residential Use. Same as
district R -1.
B. R -2 Residential Use. Same as district R -2.
C. Other Use. No building shall be constructed
on a lot having less than two thousand five
hundred (2,500) square feet.
II.
That Section 10. Local Business District. B -2, be amended
as follows:
A. That Sec. 10.101 shall be amended to read as follows:
Sec. 10.101. Any use permitted in the B -1 General
Business District.
B. That a new section be added to read as follows:
10.122. Any light industrial use as authorized
by the Board of Adjustment through the issuance
of a special permit stipulating the conditions of
such authorization.
C. That Sec. 10.3 be amended to read as follows:
Sec. 10.3 Yard Requirements
A. Front Yard.
1. R -1 and R -la Residential Use. Same
as district R -1.
2. R -2 Residential Use. Same as dis-
trict R -2.
3. B -1 Business Use. Same as district B -1.
4. Other Use. Same as district B -1.
B. Side Yard.
1. R -1 and R -la Residential Use. Same
as district R -1.
2. R -2 Residential Use. Same as district
R -2.
3. B -1 Business Use. Same as district B -1.
4. Other Use. Same as district B -1.
C. Rear Yard.
1. All Residential Use. Same as district
R -1.
2. All Other Use. Same as district B -1.
D. That Sec. 10.4 be amended to read as follows:
Sec. 10.4. Lot Requirements
A. The minimum lot area upon which a building may
be constructed is as follows:
1. R -1 and R -la Residential Use. Same as
district R -1.
2. R -2 Residential Use. Same as district R -2.
3. B -1 Business Use. Same as district B -1.
4. Other Use. Same as district B -1.
B. The minimum lot width upon which a building may
be constructed is as follows:
1. All Residential Use. Same as district R -1.
2. Other Use. No limitations.
C. The minimum lot depth upon which a building may
be constructed is as follows:
1. R -1 and R -la Residential Use. Same as
district R -1.
2. R -2 Residential Use. Same as district R -2.
3. Other Use. No limitations.
D. The maximum lot area permitted to be covered by
the combined area of the main building and accessory
buildings is as follows:
1. All Residential Use. Forty percent (40 %) of
the total area.
2. Other Use. No limitations.
III.
That Section II. Light Industrial District: I -1, be amended
as follows:
A. The addition of a Sec. 11.120 to read as follows:
Sec. 11.120. Any non - residential use permitted in the
8 -2, Local Business District.
B. That Section 11.3 shall be amended to read as follows:
Sec. 11.3. Yard Requirements
A. Front Yard.
1. B -1 Business Use. No requirements.
2. B -2 Business Use. Same as district B -2.
3. I -1 Industrial Use. No front yard is
required, except that a front yard of not
less than twenty (2) feet is required for
any lot which faces a residential or similar
use shall be allowed in the required front
yard.
B. Side Yard.
1. B -1 Business Use. Same as district B -1.
2. B -2 Business Use. Same as district B -2.
3. Other Use. No side yard is required,
except that a side yard of not less than
twenty (20) feet in width shall be required
for any lot which is adjacent to a residen-
tial or business district. No parking,
storage or similar use shall be allowed in
the required side yard.
C. Rear Yard.
1. B -1 Business Use. Same as district B -1.
2. B -2 Business Use. Same as district B -2.
3. Other Use. No rear yard is required, ex-
cept that a rear yard ofnot less than twenty
(20) feet is required for any lot which abuts
a residential or business district. No unen-
closed storage or similar use shall be allowed
in the required rear yard.
C. That Sec. 11.4 be amended to read as follows:
Sec. 11.4. Lot Area Requirements
A. All Business Use. Same as district B -1.
B. Other Use. No limitations.
IV.
That Section 12. Heavy Industrial District: I -2, be amended
as follows:
A. That Sec. 12.102 be repealed.
V.
If any section, subsection, sentence, clause or phrase of
this Ordinance is for any reason held to be unconstitutional,
void, or invalid, the validity of the remaining portions of
this Ordinance shall not be affected thereby, it being the in-
tent of the City Council, in adopting this Ordinance, that no
portion thereof, or provision or regulation contained herein
shall become inoperative or fail by reason of the unconstitu-
tionality or invalidity of any section, subsection, sentence,
clause, phrase, or provision of the Ordinance.

By motion duly made, seconded and passed with an affirm-
ative vote of all the Council members present, the requirement
for reading this ordinance on two separate days was dispensed with.
