AN ORDINANCE AMENDING THE "ZONING ORDINANCE" PASSED AND ADOPTED BY THE
CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS, ON THE 2ND DAY OF OCTOBER,
1969, AMENDING THE ZONING ORDINANCE MAP AND MAKINGI;THIS AMENDMENT A PART
OF THE MAP OF THE ORIGINAL ORDINANCE: TO CHANGE 20.165 ACRES OF THE
WILEY HARRIS SURVEY ABSTRACT NO. 298, CITY OF ROUND ROCK, TEXAS, AS
DESCRIBED BELOW FROM "R -1" SINGLE- FAMILY RESIDENTIAL DISTRICT TO "I -
LIGHT INDUSTRIAL DISTRICT, AS HEREINAFTER SET FORTH.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS:
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas for the purpose of amending the Zoning
Ordinance from "R -1" Single - Family Residential District to "I -1" Light
Industrial District on the following described real property, to -wit:
BEING 20.165 acres of the Wiley Harris Survey, Abstract No. 298,
in Williamson County, Texas, and being the same tract described
in a deed to Bill Kavanaugh of record in Vol. 455, Page 606, Deed
Records, Williamson County, Texas. Surveyed on the ground in
September of 1977, by Wm. F. Forest, Jr., Registered Public Surveyor
No. 1847.
TRACT ONE - 18.404 acres
BEGINNING at a 1 inch square aluminum tube driven over a 1/2 inch
iron pin at the intersection of the East line of Interstate Highway
35 and the North line of McNeil Road, at the Southwest corner of
the above referenced Bill Kavanaugh tract.
THENCE N 27 °07' W at 4.26 feet pass a concrete R.O.W. monument,
continuing in all 120.4 feet to a concrete R.O.W. monument at the
beginning of a curve with a radius of 7428.68 feet.
THENCE with the arc of the curve, the chord bears N 21 °49' W 1148.46
feet to a concrete R.O.W. monument at the end of the curve.
THENCE N 18 °15' W 424.2 feet to the center of Lake Creek, a 60 -d
nail in the East line of I.H. 35.
THENCE downstream with the center of Lake Creek, S 89 ° 38' E 188.72
feet, S 46 ° 28'30" E 624.07 feet, S 18 ° 20'30" E 183.28 feet, S 56°
27' E 180.44 feet and S 81 ° 45'30" E 530.86 feet to a point in the
Northwest R.O.W. line of McNeil Road.
THENCE S 43 °46'30" W at 300.0 feet pass the most Easterly point in a
60 foot wide road easement across this tract, continuing in all
1090.91 feet with the Northwest line of McNeil Road to the POINT OF
BEGINNING.
TRACT TWO - 1.761 acres
BEGINNING at a 1 inch square aluminum tube driven over a 1/2 inch
iron pin at the Northwest corner of the above referenced Bill Kavanaugh
tract.
THENCE with the boundary of the original Bill Kavanaugh tract, S 84°
59' E 204.4 feet to a railroad spike on the bank of the creek at the
toe of the slope of the bluff, S 45 °44'45" E 898.53 feet to a 1 inch
aluminum tube driven over a 1/2 inch iron pin, S 82 °14' E 500.0 feet
to another 1 inch tube driven over a 1/2 inch iron pin and S 70°
14' E 102.8 feet to a 1/2 inch iron pin driven in the top of a bridge.
THENCE S 43 ° 46'30" W 90.0 feet with the Northwest line of McNeil Road.
WHEREAS, the City Council has submitted the proposed change in
the Zoning Ordinance to the City Planning and Zoning Commission for its
recommendation and report; and
WHEREAS, the City Planning and Zoning Commission has approved
the changing of said Zoning Ordinance on the above - described property
from "R -1" Single - Family Residential District to "I -1" Light Industrial
District, after holding a public hearing thereon on the day of
, 1977, and the City Planning and Zoning Commission has approved
and recommended to the City Council on the
the Zoning Ordinance be amended so that the above- described property
be changed from "R -1" Single- Family Residential District to "I -1" Light
Industrial; and
WHEREAS, each and every requirement set forth in the Zoning
Ordinance concerning notices, hearings, and other procedural matters have
been fully complied with:
NOW, THEREFORE, be it resolved by the City Council of the City
of Round Rock, Texas, that the Zoning Ordinance and the zoning map of the
City of Round Rock, Texas, be amended so that the property above - described
shall be and the same is hereby removed from "R -1" Single - Family Residential
District to "I -1' Light Industrial District.
