O-77-453 - 12/8/1977ORDINANCE NO. �'J3 AN ORDINANCE AMENDING THE "ZONING ORDINANCE" PASSED AND ADOPTED BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS, ON THE 8th DAY OF December , 19 77, AMENDING THE ZONING ORDINANCE MAP AND MAKING THIS AMENDMENT A PART OF THE MAP OF THE ORIGINAL ORDINANCE: TO CHANGE 2.834 ACRES OUT OF THE J. M. Harrell SURVEY, ABSTRACT NO. 284 IN WILLIAMSON COUNTY, TEXAS, AS DESCRIBED BELOW FROM I - Industrial DISTRICT TO R - 1A Duplex - Dwelling Residential DISTRICT, AS HEREINAFTER SET FORTH. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS: WHEREAS, an application has been made to the City Council for the purpose of amending the Zoning Ordinance from 1 -2 Industrial District to R - 1A Duplex Dwelling Residential District on the following described real property, to — wit: FIELD NOTES FOR 2.834 ACRE TRACT OF LAND: Being a portion of that combined 20 and 25 acre tract of land situated in Williamson County, Texas conveyed to C. W. Prewitt, described in a deed recorded in Volume 218, Page 480 of the Deed Records of said County, said portion being 2.834 acres out of the Jacob M. Harrell Survey, Abstract No. 284, and being more particularly described by metes and bounds as follows: BEGINNING FOR REFERENCE at the Northeast corner of the Jacob M. Harrell Survey, Abstract No. 284; Thence S71 °00'W, 2730 feet as shown on the plat of "Round Rock West Section One" recorded in Volume 7, Pages 35 and 36 of the Plat Records of said County; Thence S09 °E, 4635 feet to the Northwestcorner of said combined 20 and 25 acre tract, also being the Southwest corner of a 6.0 acre tract conveyed to Baptist Missionary Association of Texas by C. W. Prewitt by deed recorded in Volume 612, Page 607 of the Deed Records of said County; Thence S09 0 E, 340.00 feet along the West line of said combined 20 and 25 acre tract to the TRUE POINT OF BEGINNING and the Northwest corner of this herein described tract; Thence N81 °00'E, 537.88 feet along the North line hereof to a Point of Curvature; Thence along the arc of a curve to the left having elements of delta = 23 °38'57 ", radius = 800.00 feet, tangent = 167.49 feet, arc = 330.21 feet, chord and chord bearing of 327.87 feet, N69 °10'32 "E to a non - tangent point for an ell corner hereof; Thence the following four (4) courses and distances along the East line hereof: 1.) S06 0 19 "W, 38.89 feet; 2.) S13 °30'E, 13.84 feet; 3.) X05'18'E, 113.41 feet and 4.) 504 19.89 feet for most Eastern Southeastern corner hereof; Thence 586°30'W, 149.04 feet to Point of Curvature; Thence along the arc of a curve to the right having elements of delta = 08 °02'00" radius = 262.92 feet, tangent = 18.46 feet, arc = 36.86 feet, chord and chord bearing of 36.83 feet, S00 °31'W to a Point of Tangency; Thence SO4 °32'W, 6.51 feet for an ell corner hereof; Thence S81 °O0'W, 681.66 feet for the Southwest corner hereof; Thence N09 °W, 145.00 feet along the West line of said combined 20 and 25 acre tract, the West line hereof, to the TRUE POINT OF BEGINNING and containing 2.834 acres of land. I -2 Industrial ATTEST: J NNE LAND City Secretary N, Mayor City of Round Rock, Texas AND WHEREAS, the City Council has submitted the proposed change in the Zoning Ordinance to the City Planning and Zoning Commission for its recommendation and report; and WHEREAS, the City Planning and Zoning Commission has approved the changing of said Zoning Ordinance on the above described property from District to R -1A Duplex- Dwelling Residential District, after holding a public hearing thereon on the 1st day of December , 1977; and WHEREAS, each and every requirement set forth in the Zoning Ordinance concerning notices, hearings, and other procedural matters have been fully complied with; and WHEREAS, the City Planning and Zoning Commission approved the change aforesaid in the Zoning Ordinance; said approval being given by said commission on the 1st day of December , 19 7 7; NOW THEREFORE, be it resolved by the City Council of the City of Round Rock, Texas, that the Zoning Ordinance and the zoning map of the City of Round Rock, be amended so that the property above described shall be and the same is hereby removed from 1 -2 Industrial to R-1A Duplex - Dwelling Residential District. READ, PASSED, AND ADOPTED this 8th day of December , 19 .
