AN ORDINANCE AMENDING THE "ZONING ORDINANCE" PASSED AND ADOPTED BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS, ON THE 2ND DAY OF OCTOBER, 1969, AMENDING THE ZONING ORDINANCE MAP AND MAKING THIS AMENDMENT A PART OF THE MAP OF THE ORIGINAL ORDINANCE: TO CHANGE THE TERRITORY KNOWN AS THE WOODSTONE ANNEXATION AS DESCRIBED BELOW FROM TEMPORARY "R -1" SINGLE - FAMILY RESIDENTIAL DISTRICT TO PERMANENT "B -2" LOCAL BUSINESS DISTRICT, AS HEREINAFTER SET FORTH. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS: WHEREAS, a plan has been submitted to the City Council of the City of Round Rock, Texas, for the purpose of amending the Zoning Ordinance from Temporary "R -1" Single - Family Residential District to Permanent "B -2" Local Business District on the following described real property, to -wit: BEGINNING for a Point of Reference at a steel pin set at a fence corner at the Northeast corner of the J. R. Killen tract recorded in Volume 402, Page 655 in the Deed of Records of Williamson County, Texas; THENCE N 19° W, 60 feet across Sunset Street to a point being the Southeast corner of a tract conveyed to Geroge Harris, et al, in Volume 439, Page 331 of the Deed Records of Williamson County, Texas; THENCE continuing N 19° W, 125 feet to a point being the Northeast corner of said Harris tract; THENCE continuing N 19° W, 456 feet to a point being the Easternmost of the two Northeastern corners hereof; THENCE S 79° 58' 8, 217.95 feet to a point being on the present City Limit Line; THENCE N 18° 01' E, 149.58 feet along the present City Limit Line to an iron pipe found in the South line of U. S. Highway 79 being the Northernmost of two Northeastern corners hereof; THENCE S 79° 58' W, 45.51 feet with the South line of U. S. Highway 79 to a monument marking the South Right -of -Way line of U. S. Highway 79, being the Northwestern corner hereof; THENCE S 34° 15' W, 283.23 feet along the South Right -of -Way line of U. S. Highway 79 to a monument marking the East Right -of -Way line of Interstate Highway 35, being the Westernmost corner hereof; THENCE S 11° 42' E, 461.08 feet along the present City Limit line and the East Right - of -Way line of Interstate Highway 35 to an iron pin found marking the Southwestern corner of a certain 0.56 acre of land out of the Wiley Harris Survey, Abstract No. 298, said land also being out of a certain 22 -acre tract conveyed by Deed from Jennie Christofferson, et al., to Elmer Hester of Record in Volume 236, Page 523 of the Deed Records of Williamson County, Texas; THENCE continuing S 11° 42' E, 100 feet along the present City Limit line and the East Right -of -Way line at Interstate Highway 35 to a point in the South Right -of- Way line of Sunset Drive being the Southernmost corner hereof; THENCE N 44° 56' E, 52.45 feet along the present City Limit line and the South Right - of -Way line of Sunset Drive to a point in the South Right -of -Way line of Sunset Drive; THENCE N 85° 44' E, 428.13 feet along the present City Limit line and South Right - of -Way line of Sunset Drive to a steel pin set for the Easternmost corner hereof and the Place of Beginning and containing 6.25 acres of land, more or less. WHEREAS, the City Council has submitted the proposed change in the Zoning Ordinance to the City Planning and Zoning Commission for its recommendation and re- port; and WHEREAS, the City Planning and Zoning Commission has approved the changing of said Zoning Ordinance on the above - described property from Temporary "R -1" Single - Family Residential District to Permanent "B -2" Local Business District, after holding a public hearing thereon on the 19th day of January, 1978, and the City Planning and Zoning Commission has approved and recommended to the City Council on the 19th day of January, 1978, that the Zoning Ordinance be amended so that the above - described prop- erty be changed from Temporary "R -1" Single - Family Residential District to Permanent "B -2" Local Business District; and WHEREAS, each and every requirement set forth in the Zoning Ordinance con- cerning notices, hearings, and other procedural matters have been fully complied with; NOW, THEREFORE, be it resolved by the City Council of the City of Round Rock, Texas, that the Zoning Ordinance and the zoning map of the City of Round Rock, Texas, be amended so that the property above - described shall be and the same is hereby removed from Temporary "R -1" Single- Family Residential District to Permanent "B -2" Local Business District. (Mark through the following alternative that is not applicable.) Alternative 1. By motion duly made, seconded and passed with an affirmative vote of all the Council members present, the requirement for reading this ordinance on two sepa- rate days was dispensed with. �..
