AN ORDINANCE AMENDING THE "ZONING ORDINANCE" PASSED AND ADOPTED
BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS, ON THE
2ND DAY OF OCTOBER, 1969, AMENDING THE ZONING ORDINANCE MAP
AND MAKING THIS AMENDMENT A PART OF THE MAP OF THE ORIGINAL
ORDINANCE: TO CHANGE TRACT ONE CONTAINING 1.4 ACRES OUT OF THE
ROUND ROCK WEST SUBDIVISION SECTION 3, TRACT TWO CONTAINING
47.4 ACRES OUT OF THE ROUND ROCK WEST SUBDIVISION SECTION 4,
AND TRACT THREE CONTAINING 28.1 ACRES OUT OF THE ROUND ROCK
WEST SUBDIVISON SECTION 5, AS DESCRIBED BELOW FROM "I -2" HEAVY
INDUSTRIAL DISTRICT TO "R -1" SINGLE- FAMILY DISTRICT, AS HEREIN
AFTER SET FORTH.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS:
WHEREAS, a plan has been submitted to the City Council of the City of
Round Rock, Texas, for the purpose of amending the Zoning Ordinance and the Zoning
Ordinance Map from "I -2" Heavy Industrial District to "R -1" Single - Family Residential
District on the following described three tracts of real property, to -wit:
TRACT ONE:
BEGINNING for a point of reference at an iron pin found in the east ROW line of
Bluff Drive at the Southwest corner of Lot 7 of Round Rock West Section Three;
THENCE, with the east ROW line of Bluff Drive the following 4 calls: 1) North 10°
49' East for a distance of 23.90 feet to an iron pin found at a point of curve to
the right; 2) With said curve to the right whose central angle is 32° 33' radius
is 268.55 feet and whose long chord bears North 27° 06' East for a distance of
150.52 feet to an iron pin found for a point of tangency; 3) North 43° 22' East
for a distance of 302.84 feet to an iron pin found at a point of curve to the left;
4) With said curve to the left whose chord bears North 39° 16' East for a distance
of 72.75 feet to a point;
THENCE, South 54° 50' East, 126.17 feet to a point;
THENCE, South 43° 18' West, 497.81 feet to a point;
THENCE, North 89° 22' West for a distance of 88.76 feet to the PLACE OF BEGINNING
and containing 1.4 acres of land, more or less.
TRACT TWO:
BEGINNING for a point of reference at a point being the southeastern corner of Lot
10, Block A, of Round Rock West Section 4;
THENCE North 41° 26' East, 117.44 feet to a point being the southwestern corner of
said Lot 10;
THENCE North 47° 15' East, 294.95 feet to a point;
THENCE North 43° 24' East, 689.88 feet to a point;
THENCE South 46° 34' East, 119.21 feet to a point in the curving northwest ROW line
of Bluff Drive;
THENCE with the curving Northwest ROW line of Bluff Drive along a curve to the left
whose central angle is 32° 35' radius is 268.23 feet and whose sub chord bears North
24° 59' East for a distance of 131.22 feet to a point of tangency;
THENCE in a northeasterly direction for a distance of 67 feet, more or less, to a
point on the curving southeast ROW line of Bluff Drive;
THENCE South 89° 22' East, 88.76 feet to an iron pin found;
THENCE South 25° 16' East, 143.38 feet to an iron pin found;
THENCE South 21° 23' East, 446.88 feet to an iron pin found;
THENCE South 18° 37' East, 860.85 feet to an iron pin set in the northwest ROW
line of McNeil Road for the southeast corner hereof;
THENCE with the northwest ROW line of McNeil Road, South 43° 47' West, 1408.95 feet
to an iron pin set for the southwest corner hereof;
THENCE with the west line hereof North 19° 10' West, 1375.68 feet to an iron pin set;
THENCE North 45° 40' West, 96.22 feet to a point being the southwest corner of
Lot 9, Block B of Round Rock West Section 4;
THENCE in a northerly direction for a distance of 105.6 feet, more or less, to a
point being the southeastern corner of Lot 10, Block A of Round Rock West Section 4
and the PLACE OF BEGINNING and containing 47.4 acres of land, more or less.
TRACT THREE:
BEGINNING for a point of reference at a point on the south ROW line of Round Rock
West Drive, said point also being the most easterly corner of Lot 13, Block B of
Round Rock West Section 5;
THENCE along said south ROW line with a curve to the left whose chord bears North
87° 53' East, 133.11 feet to a point of tangency;
THENCE continuing with said south ROW line North 82° 40' East for a distance of
481.78 feet to an iron pin found at a point of curvature to the right;
THENCE along said curve to the right whose central angle is 22° 20' radius is 1,484.75
feet and whose long chord bears South 86° 10' East for a distance of 575.08 feet
to an iron pin found at a point of tangency;
THENCE continuing with said south ROW line South 75° 00' East for a distance of
203.92 feet to an iron pin found at a point of curve to the right, said point also
being the most northerly northwest corner of Round Rock West Section 4;
THENCE continuing with said south ROW line along said curve to the right in a south-
easterly direction for a distance of 171 feet, more or less, to a point being the
most northerly corner of Lot 27, Block C of Round Rock West Section 5;
THENCE along said Lot 27 property line the following courses:
South 32° 56' West, 127.21 feet to a point;
South 73° 02' East, 68.31 feet to a point;
South 11° 15' West, 119.70 feet to a point;
South 68° 27' East, 114.58 feet to a point;
South 61° 55' East, 392.71 feet to a point on the west ROW line of Bluff
Drive, said point being the northeast corner of Lot 26, Block C of Round Rock West
Section 5;
THENCE along said west ROW line in a southwesterly direction for a distance of 231.03
feet, more or less, to a point;
THENCE continuing with said west ROW line along a curve to the left whose central
angle is 32° 33' radius is 328.55 feet and whose long chord bears South 27° 05'
West for a distance of 184.15 feet to an iron pin found at a point of tangency;
THENCE continuing with said west ROW line South 10° 49' West for a distance of 48.90
feet to an iron pin found at a point of curve to the right;
THENCE along said curve to the right whose central angle is 32° 35' radius is 268.23
feet and whose sub chord bears South 24° 59' West for a distance of 131.22 feet to
an iron pin found at the most easterly southeast corner of Lot 6, Block G of Round
Rock West Section 4;

most northerly corner of Lot 6, Block G of Round Rock West Section 4 the following

THENCE in a northwesterly direction for a distance of 50 feet to a point being the

a point on the east ROW line of a ten -foot drainage easement;
THENCE continuing along said drainage easement ROW line in a southwesterly direction
for a distance of 231 feet, more or less, to a point being the most easterly corner
of Lot 20, Block B of Round Rock West Section 5;
THENCE North 27° 24' West for a distance of 264 feet to a paint being the most westerly
corner of Lot 1, Block C of Round Rock West Section 5;
THENCE along said Lot 1 North 44° 52' West for a distance of 565 feet to a point
on the south ROW line of Round Rock West Drive, said point also being the most
easterly corner of Lot 13, Block B of Round Rock West Section 5 and the POINT OF
BEGINNING, and containing 28.1 acres of land, more or less.
WHEREAS, the City Council has submitted the proposed change in the Zoning
Ordinance to the City Planning and Zoning Commission for its recommendation and re-
port; and
WHEREAS, the City Planning and Zoning Commission has approved the changing
of said Zoning Ordinance on the above - described property from "I -2" Heavy Industrial
District to "R -1" Single - Family Residential District, after holding a public hearing
