AN ORDINANCE AMENDING THE "ZONING ORDINANCE" PASSED AND ADOPTED BY THE
CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS, ON THE 2ND DAY OF OCTOBER,
1969, AMENDING THE ZONING ORDINANCE MAP AND MAKING THIS AMENDMENT A PART
OF THE MAP OF THE ORIGINAL ORDINANCE: TO CHANGE 5.145 ACRES OUT OF THE
DAVID CURRY SURVEY, ABSTRACT NO. 130 AND THE WILEY HARRIS SURVEY, ABSTRACT
NO. 298 IN WILLIAMSON COUNTY, TEXAS, AS DESCRIBED BELOW FROM TEMPORARY
"R -1" SINGLE FAMILY RESIDENTIAL DISTRICT TO "R -2" MULTI - FAMILY RESIDENTIAL
DISTRICT, AS HEREINAFTER SET FORTH.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS:
WHEREAS, an application has been made to the City Council of the City of
Round Rock, Texas, for the purposes of amending the Zoning Ordinance from Temporary
"R -1" Single - family Residential District to "R -2" Multi- family Residential District
on the following described real property, to -wit:
FIELD NOTES describing a 5.145 acre tract or parcel of land situated in Williamson
County, Texas, being 1.647 acres out of the David Curry Survey, Abstract No. 130
and 3.498 acres out of the Wiley Harris Survey, Abstract No. 298, said tract being
all of the remainder of that certain 20.867 acre tract conveyed to NPC Realty Co.,
described in a deed recorded in Volume 679, Page 324 of the Deed Records of Williamson
County, lying South of new Bowman Drive as shown on a Plat of Record of Greenhills,
Section One, a subdivision recorded in the Plat Records of said County;
BEGINNING at an iron pin found at the intersection point of the West line of said
NPC Tract and the South line of said new Bowman Drive for the Northwest corner hereof;
THENCE N.68 °20'E., 197.80 feet along said South R.O.W. line to the Point of Curvature
of a curve to the right;
THENCE 340.72 feet along the arc of said curve, having a radius of 1200.00 feet and
a sub -chord bearing and distance of N.76 °28'E., 339.57 feet, to the point of inter-
section of said South R.O.W. line, and the East line of said NPC Tract, for the
Northeast corner hereof;
THENCE S.16 °41'25 "E., 109.70 feet and S.15 °43'30 "E., 249.53 feet along said East line
to an iron pin found in the North margin of old Bowman Road for the Southeast corner
hereof;
THENCE S.36 °29'40 "W., 137.21 feet along said North margin to an iron pin found for an
ell corner hereof;
THENCE N.46 °53'15 "W., 120.00 feet to an iron pin found for an ell corner hereof;
THENCE S.43 °04'35 "W., 365.90 feet along the South line of said NPC Tract to an iron
pin found at the Southwest corner hereof and said NPC Tract;
THENCE N.21 °40'W., 525.47 feet along the West line of said NPC Tract to the POINT OF
BEGINNING of this described tract containing 5.145 acres of land more or less.
WHEREAS, the City Council has submitted the proposed change in the Zoning
Ordinance to the City Planning and Zoning Commission for its recommendation and
report; and
WHEREAS, the City Planning and Zoning Commission has approved the changing
of said Zoning Ordinance on the above - described property from "R -1" Single - family
Residential District to "R -2" Multi - family Residential District, after holding a
public hearing thereon on the 1st day of June, 1978, and the City Planning and Zoning
Commission has approved and recommended to the City Council on the 1st day of June,
1978, that the Zoning Ordinance be amended so that the above - described property be
changed from "R -1" Single - family Residential District to "R -2" Multi- family Residential
District; and
WHEREAS, each and every requirement set forth in the Zoning Ordinance con-
cerning notices, hearings, and other procedural matters have been fully complied
with;
NOW, THEREFORE, be it resolved by the City Council of the City of Round
Rock, Texas, that the Zoning Ordinance and the zoning map of the City of Round Rock,
Texas, be amended so that the property above - described shall be and the same is
hereby removed from temporary "R -1" Single - family Residential District to "R -2"
Multi- family Residential District.

By motion duly made, seconded and passed with an affirmative vote of all
the Council members present, the requirement for reading this ordinance on two
separate days was dispensed with.
