AN ORDINANCE AMENDING THE "ZONING ORDINANCE" PASSED AND ADOPTED BY THE
CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS, ON THE 2 nd DAY OF
October , 1969, AMENDING TI;E ZONING ORDINANCE MAP AND MAKING
TEIIS AMENDMENT A PART OF THE FLAP OF THE ORIGINAL ORDINANCE: TO CHANGE
4.595 ACRES OUT OF TEE David CurrySURVEY, ABSTRACT NO. 130 IN WILLIAMSON
COUNTY, TEXAS, AS DESCRIBED BELOW FROM Temporary R -1 Single Family
Residential District to R -la Single Two- Family Residential DISTRICT,
AS HEREINAFTER SET FORTH.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS:
WHEREAS, an application has been•made to the City Council for the
purpose of amending the Zoning Ordinance from Temporary R -1 Single
Family Residential District To R -1A Single Two Family Residential District
on the following described real property, to -wit:
FIELD NOTES FOR A 4.595 ACRE TRACT OF LAND:
Being 4.595 Acres out of that certain 20.867 Acre tract of land
situated in Williamson County, Texas, conveyed to N.P. -C. Realty
Co. as described in a deed recorded in Volume 679, Page 324 of the
Deed Records of Williamson County, Texas, said 4.595 Acres being
out of the David Curry Survey, Abstract No. 130 and being more
particularly described by metes and bounds as follows:
Beginning at a Point For Reference at the Southeast corner of said
David Curry Survey, also being the Northeast corner of the Wiley
Harris Survey, Abstract No. 298 as shown on a plat of record of
Mesa Park - Section Two, recorded in Volume 9, Page 38 of the Plat
Records of said County;
Thence the following eight (8) courses: 1.) S.71 ° 00'W, 3264.00 feet;
2.) S.70 °26'46 "W, 313.18 feet; 3.) S.70 "27'47 "W,313.00 feet; 4.)
S.70 24'25 "W, 789.66 feet; 5.) S.69'39'36 "W,518.63 feet; 6.) North,
79.44 feet; 7.)West, 161.37 feet to a Point of Tangency; 8.) along
the arc of a curve to the Southwest having the elements of delta=
05'56'36 ", radius= 1260.00 feet, tangent= 65.41 feet, arc= 130.70
feet, chord bearing and chord = S.86 °43'W, 130.64 feet to an iron pin
found in the North right -of -way line of Bowman Drive (60 feet wide)
for the Southeast corner and the TRUE POINT OF BEGINNING of this
herein described tract of land;
Thence continuing along said North line of Bowman Drive, being the
arc of a curve to the East having the elements of delta= 06 °15'30 ",
radius= 1260.00 feet, tangent= 68.88 feet, arc= 137.63 feet, chord
'DearLng and chord = 5.80'55'41 "W, 137.56 feet to an iron pin set for
Cho Southwest corner hereof;
Thence N.19 08'30 "W, 1222.32 feet along the West line hereof to an
hron p-,, set in the North line of said 20.867 Acre tract of land for
the Northwest corn,ur hereof;
Thence along said North line, also being the North line hereof,
N.71'14'E, 188.75 feet to an iron pin found for the Northeast corner
- hereof, also being the Northwest corner of GREENHILL - SECTION ONE
a subdivision of record in Cabinet "D" , Slide 33 -34 of the Plat Records
of Williamson County, Texas;
Thence along the East line hereof, being the West line of said
GREENHILL - SECTION ONE, S.16 "41'25 "E, 1246.28 feet to the TRUE POINT
OF BEGINNING and containing 4.595 Acres of land.
. AND WHEREAS, th,' City Council has submitted the proposed change
in the Zoning Ors, i n.ur, e to t l i e (. y Planning and Zoning Commission for
its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission has approved the
changing of said Zoning Ordinance on the above described property from
Temporary R -1 Single Family Residential District to R -1A Single Two -
Family Residential District, after holding a public hearing thereon
on the 1st day or June, 1978; and
WHEREAS, each and every requirement set forth in the Zoning
Ordinance concerning; notices, hearings, and other procedural matters
have been fully complied with; and
WHEREAS, the City Planning and Zoning Commission approved the
change aforesaid in the Zoning Ordinance; said approval being given by
said commission on the 1st day of June , 1978;
NOW, THEREFORE, be it resolved by the City Council of the
City of Round Rock, Texas, that the Zoning Ordinance and the zoning
map of the City of Round Rock, Texas, be amended so that the property
above - described shall be and the same is hereby removed from Temp. "R -1"
Single- Family Residential District to "R-1A" Single Family Two Family
Residential District.

Alternative 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for reading
this ordinance on two separate days was dispensed with.
