AN ORDINANCE AMENDING THE "ZONING ORDINANCE" PASSED AND ADOPTED BY THE
CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS, ON THE 2 n d DAY OF
October , 1969, AMENDING THE ZONING ORDINANCE MAP AND MAKING
THIS AMENDMENT A PART OF THE MAP OF THE ORIGINAL ORDINANCE: TO CHANGE
7.986 ACRES OUT OF THE P.A. Holder SURVEY, ABSTRACT NO.297 IN WILLIAMSON
COUNTY, TEXAS, AS DESCRIBED BELOW FROM TEMPORARY R -1 SINGLE FAMILY
'RESIDENTIAL DISTRICT TO B -1 GENERAL BUSINESS DISTRICT,
AS HEREINAFTER SET FORTH.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS:
WHEREAS, an application has been made to the City Council for the
purpose of amending the Zoning Ordinance from Temp. R -1 Single Family
Residential District to B -1 General Business District
on the following described real property, to -wit:
FIELD NOTES OF A 5.707 ACRE TRACT AND A 2.279 ACRE TRACT:
Being a 5.707 Acre tract of land (TRACT ONE) and a 2.279 Acre tract of
land (TRACT TWO) out of the P.A. Holder Survey, Abstract 297, situated
in Williamson County, Texas, said TRACT ONE and TRACT TWO being a portion
of a 141.527 Acre tract of land as conveyed to N.P. -C. Realty Co. by
deed recorded in Volume 694, Page 678 of the Deed Records of said County,
said TRACT ONE and TRACT TWO being more particularly described by metes
and bounds respectively as follows:
TRACT ONE:
Beginning at a Point For Reference in the old North right -of -way line .
of Gattis School Road, said Point being the Southwest corner of the
P.A. Holder Survey, Abstract 297 and the Southeast corner of the Wiley
Harris Survey, Abstract 298, also being the Southeast corner of a 19.3
Acre tract of land conveyed to A. G. Pearson;
Thence N.00 ° 05'20 "W, 20.21 feet to an iron pin found in the East line
of said Pearson tract for the Southwest corner and the TRUE POINT OF
BEGINNING of this herein described tract of land;
Thence continuing along said East line of Pearson tract, the West line
hereof, N00 ° 05'20 "W, 526.26 feet to an pin found for the Northwest corner
hereof;
Thence S.75 ° 28'E, 644.17 feet along the North line hereof to an iron pin
found in the West right -of -way line of Greenlawn Blvd. for a non - tangent
Point of Curvature and the Northeast corner hereof;
Thence along the arc of a curve to the South having the elements of
delta =14 ° 16'53 ", radius = 979.51 feet, tangent= 122.71 feet, arc= 244.15
feet, chord bearing and chord = 5.01 °13'35 "E, 243.52 feet to an iron
pin found for a Point of Tangency;
Thence continuing along said West line of Greenlawn Blvd., the East
line hereof, 5.08 ° 22'E, 3.60 feet to an iron pin found for a Point of
Curvature;
Thence along the arc of a curve to the Southwest having the elements
of delta= 89 °59', radius= 25.00 feet, tangent= 24.99 feet, arc= 39.27
feet, chord bearing and chord = S.36 ° 37'30 "W, 35.35 feet toan iron pin
found for a Point of Tangency in the New North right -of -way line of
Gattis School Road;
Thence along said North line of Gattis School Road, the South line
hereof, S.81 ° 37'W, 613.94 feet to the TRUE POINT OF BEGINNING and
containing 5.707 Acres of land.
TRACT TWO:
Beginning at a Point For Reference in the old North right -of -way line
of Gattis School Road, said Point being the southwest corner of the
P.A. Holder Survey, Abstract 297 and the Southeast corner of the Wiley
Harris Survey, Abstract 298, also being the Southeast corner of a 19.3
Acre tract of land conveyed to A. G. Pearson;
Thence N.00 ° 05'20 "W, 20.21 feet along the East line of said Pearson
tract to an iron pin found in the new North right -of -way ling of Gattis
School Road;

Road,crossing the intersection of Greenlawn Blvd. to an iron pin found
for a Point of Tangency and the TRUE.POINT OF BEGINNING of this herein
described tract;
Thence along the arc of a curve to the Northwest having the elements of
delta= 90'01', radius= 25.00 feet, tangent= 25.01 feet, arc= 39.28 feet,
chord bearing and chord = N53 ° 22'30 "W, 35.36 feet to an iron pin found
for a Point of Tangency in the East right -of -way line of Greenlawn
Blvd.;
Thence N.08 ° 22'W, 121.72 feet along said East line of Greenlawn Blvd.
to an iron pin found for a Point of Curvature;
Thence along the arc of a curve to the North having the elements of
delta =08 ° 38'33 ", radius = 540.48 feet, tangent= 40.84 feet, arc= 81.53
feet, chord bearing and chord = N04 °02'45 "W, 81.45 feet to an iron pin
found for a non - tangent Point and the Northwest corner hereof;
Thence S.89 ° 02'E, 507.03 feet along the North line hereof to an iron
pin found for the Northeast corner hereof;
Thence 5.00 ° 58'W, 189.84 feet to an iron pin found in the. new North
right -of -way line ofGattis School Road for the Southeast corner hereof;
Thence N.89 °02'W, 59.94 feet along said North line of Gattis School Road
to an iron pin found for a Point of Tangency;
Thence along the arc of a curve to the Southwest having the elements of
delta= 09 °21', radius= 2409.78 feet, tangent = 197.06 feet, arc= 393.25
feet, chord bearing and chord = S.86 °17'30 "W, 392.81 feet to the TRUE
POINT OF BEGINNING and containing 2.279 acres of land.
For a total acreage of 7.986 Acres out of the P.A. Holder Survey.
AND WHEREAS, the City Council has submitted the proposed change in
the Zoning Ordinance to the City Planning and Zoning Commission for its
recommendation and report; and
WHEREAS, the City Planning and Zoning Commission has approved the
changing of said Zoning Ordinance on the above described property from
Temporary R -1 Single Family Residential District to B -1 General Business
District, after holding a public hearing thereon on the 1st
June , 19 78; and

WHEREAS, each and every requirement set forth in the Zoning Ordinance
concerning notices, hearings, and other procedural natters have been
fully complied with; and
WHEREAS, the City Planning and Zoning Commission approved the
change aforesaid in the Zoning Ordinance; said approval being given by
said commission on the 1st day of June , 1978;
NOW, THEREFORE, be it resolved by the City Council of the
City of Round Rock, Texas, that the Zoning Ordinance and the zoning
map of the City of Round Rock, Texas, be amended so that the property
above - described shall be and the same is hereby removed from Temp. "R -1"
Single- Family Residential District to B -1 General Business
(Mark through the following alternative that is not applicable.)

vote of all the Council members present, the requirement for reading
this ordinance on two separate days was dispensed with.
