AN ORDINANCE ADDING TO THE "ZONING ORDINANCE" PASSED AND ADOPTED
BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS, ON THE 2ND
DAY OF OCTOBER, 1969, ADDING TO THE ZONING ORDINANCE MAP AND
MAKING THIS ADDITION A PART OF THE MAP OF THE ORIGINAL ZONING
ORDINANCE BY ADDING CERTAIN NEWLY ANNEXED PROPERTY TO WIT: THE
W. E. LINDEMANN TRACT ANNEXATION BEING 7.151 ACRES OF LAND OUT
OF THE ASA THOMAS SURVEY IN ROUND ROCK, TEXAS, AS DESCRIBED BELOW:
REMOVING SAID PROPERTY FROM TEMPORARY "R -1" SINGLE - FAMILY RESIDENTIAL
DISTRICT TO PERMANENT "B -2" LOCAL BUSINESS DISTRICT, AS HEREINAFTER
SET FORTH.
WHEREAS, an application has been made to the City Council of the City of
Round Rock, Texas, for the purpose of providing permanent zoning of "8 -2" Local
Business District in place of temporary "R -l" Single - family Residential District
on the following described real property, to wit:
FIELD NOTES describing a certain 7.151 acre tract or parcel of
land, being out of the Asa Thomas Survey, Abstract 609, situated
in Williamson County, Texas, said 7.151 acres being out of that
original 22 acre tract conveyed from Victor L. Stolle, et ux to
Jos. C. Savage, et ux described in a deed recorded in Volume
389, Page 154 of the Deed Records of Williamson County, Texas,
and is more fully described by metes and bounds as follows:
BEGINNING at an iron pin found in the west right -of -way line of
U.S. Highway 81, said pin being in the south line of the Wiley
Harris Survey, Abstract 298, and the north line of the Asa Thomas
Survey, Abstract 609, said pin also being the northeast corner
of the aforesaid Jos. C. Savage 22 acre tract, and the northeast
corner of the tract herein described;
THENCE with the west right -of -way line of U.S. Highway 81 and the
east line of said 22 acre tract, South 02° 55' 45" East, 916.77
feet to an iron pin set at a Concrete Monument (Disturbed), said
monument being an easterly ell corner of that 20.237 acre tract
of land conveyed to the State of Texas by Jos. C. Savage, et ux
by deed recorded in Volume 420, Page 103 of the Deed Records of
Williamson County, Texas, said iron pin being the southeast corner
of the tract herein described;
THENCE with a north line of the said 20.237 acre tract and the
south line of this tract, South 74° 56' 35" West, 173.39 feet
to a Concrete Monument found in the east right -of -way line of the
Interregional Highway No. 35 and being an ell corner of said
20.237 acre tract to the State of Texas, for the southwest corner
of this herein described tract;
THENCE North 27° 42' 00" West, 584.48 feet along the east right -
of -way line of the Interregional Highway No. 35 to an iron pin
set on a point of curvature in said east right -of -way, also being
a point of curvature for the herein described tract;
THENCE along the east right -of -way line of said Interregional
Highway No. 35 and the west line of this tract, along the arc
of a curve to the left, of which the center bears South 74° 39'
00" West, a radius of 10,140.64 feet, a chord bearing and distance
of North 16° 10' West, 289.07 feet, an arc distance of 289.08
feet to an iron pin set at a fence corner, for the northwest
corner of this tract;
THENCE along said fence line, being the south line of the Wiley
Harris Survey, Abstract No. 298 and Gattis School Road, and the
north line of the Asa Thomas Survey, No. 609, also being the
north line of this tract, North 70° 42' 35" East, 500.89 feet
to the POINT OF BEGINNING of this herein described tract and
containing 7.151 acres of land.
WHEREAS, the City Council has submitted the proposed designation of per-
manent zoning to the City Planning and Zoning Commission for its recommendation and
report; and
WHEREAS, the City Planning and Zoning Commission has approved the designa-
tion of permanent zoning for the above - described property of "B -2" Local Business
District, after holding a public hearing thereon on the 20th day of July, 1978, and
the City Planning and Zoning Commission has approved and recommended to the City
Council on the 20th day of July, 1978, that the above - described property be given
a permanent zoning designation of "B -2" Local Business District; and
WHEREAS, each and every requirement set forth in the statutes of the State
of Texas and in the Zoning Ordinance of the City of Round Rock, concerning notices,
hearings, and other procedural matters has been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS THAT:
An addition be made to the Zoning Ordinance and zoning map of the City
of Round Rock, Texas, so that the above - described property shall be and the same is
hereby removed from Temporary "R -1" Single - family Residential District to "B -2"
Local Business District.
(Mark through the following alternative that is not applicable.)
Alternative 1.
By motion duly made, seconded and passed with an affirmative vote of all
the Council members present, the requirement for reading this ordinance on two sepa-
rate days was dispensed with.
