AN ORDINANCE ADDING TO THE "ZONING ORDINANCE" PASSED AND ADOPTED
BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS, ON THE
2ND DAY OF OCTOBER, 1969, ADDING TO THE ZONING ORDINANCE MAP
AND MAKING THIS ADDITION A PART OF THE MAP OF THE ORIGINAL ZON-
ING ORDINANCE BY ADDING CERTAIN NEWLY ANNEXED PROPERTY TO WIT:
PORTIONS OF ROUND ROCK NORTH AND CHANDLER CREEK INDUSTRIAL
PARKS ANNEXATION BEING 50.39 ACRES OF LAND OUT OF THE DAVID
CURRY SURVEY IN ROUND ROCK, TEXAS, AS DESCRIBED BELOW; REMOV-
ING SAID PROPERTY FROM TEMPORARY "R -1" SINGLE - FAMILY RESIDENTIAL
DISTRICT TO PERMANENT "I -1" LIGHT INDUSTRIAL DISTRICT, AS HERE-
INAFTER SET FORTH.
WHEREAS, an application has been made to the City Council of the City of Round
Rock,Texas, for the purpose of providing permanent zoning of "I -1" Light Industrial
District in place of temporary "R -1" Single - family Residential District on the fol-
lowing described real property, to wit:
BEING a 50.39 acre tract adjacent to the North City Limits of Round Rock,
Williamson County, Texas, said tract being out of the David Curry Survey,
Abst. No. 130, and also being comprised of the following tracts: 0.51
acres off the east side of Round Rock North Industrial Business Park,
Section One, a subdivision recorded in Volume 12, Page 7, of the Plat
Records of said County; 3.46 acres off the south end of Round Rock North
Industrial Business Park, Section Two, a subdivision recorded in Volume
12, Page 84 of said Plat Records, all of Round Rock North Industrial
Business Park, Section Three, a subdivision recorded in Cabinet D, Slide
86 of said Plat Records; all of Round Rock North Industrial Business Park,
Section Four a subdivision recorded in Cabinet D, Slide 105 of said Plat
Records, all of the remaining un- subdivided portion of that certain 26.371
acre tract conveyed to Texas Real Estate Development, d.b.a. T.R.E.D.,
recorded in Volume 699, Page 745 of the Deed Records of said County; all
of Chandler Creek Industrial Park, Section One, a subdivision recorded in
Cabinet D, Slide 84 of said Plat Records, and 15.00 acres out of that
tract conveyed to Brushy Slope Investment Corporation, recorded in Volume
579, Page 480 of said Deed Records; said 50.39 acre tract now being more
fully described by metes and bounds as follows:
BEGINNING at an ell corner in the North City Limits of Round Rock, said
point being at the intersection point of the East City Limits of Round
Rock and the south line of the aforesaid Round Rock North Industrial
Business Park, Section One, also being the north line of Greenhills Section
Two, a subdivision recorded in Cabinet D, Slide 72 of said Plat Records;
THENCE North 19° 09' West, 295.14 feet along said East City Limits to the
intersection point of said line and the north margin of Texas Avenue, as
shown on the Record Plat of said Section One;
THENCE North 70° 51' 50" East, 1319.97 feet along the north margin of said
Texas Avenue, as shown on the Record Plats of Round Rock North Industrial
Business Park, Sections One, Two, and Three to the intersection point of
said north margin and the west line of the aforesaid T.R.E.D. Tract;
THENCE North 20° 07' 30" West, 1021.94 feet, passing the northwest corner
of said T.R.E.D. Tract at 601.94 feet, to a point in the north line of said
Brushy Slope Investment Corporation Tract;
THENCE North 70° 52' 15" East, 1373.45 feet to the northeast corner of said
Brushy Slope Investment Corporation Tract;
THAT;
THENCE South 19° 13' 30" East along the east line of said tract, passing
the northeast corner of said T.R.E.D. Tract at 531.77 feet, a total dis-
tance of 1319.94 feet to the southeast corner of said T.R.E.D. Tract;
THENCE South 70° 14' 55" West, 299.65 feet along the south line of said
T.R.E.D. Tract to the northeast corner of Greenhills, Section Three, a
subdivision recorded in Cabinet D, Slide 111 of the aforesaid Plat Records,
said corner being an ell corner in the North City Limits of Round Rock;
THENCE South 70° 50' 10" West, 313.76 feet, South 71° 03' West, 313.64
feet and South 71° 13' 45" West, 425.68 feet along the south line of said
T.R.E.D. Tract, the north line of said Greenhills, Section Three, and said
North City Limits to the southwest corner of said T.R.E.D. Tract, being
the southeast corner of the aforesaid Round Rock North Industrial Business
Park, Section Four;
THENCE South 70° 56' 45" West along said North City Limits, passing the
northwest corner of Greenhills, Section Three, being the northeast corner
of Greenhills, Section One, a subdivision recorded in Cabinet D, Slide 33
of said Prat Records, at 72.86 feet and also passing the southwest corner
of said Round Rock North Industrial Business Park, Section Four, at 275.00
feet, a total distance of 1136.28 feet to the northwest corner of said
Greenhills, Section One, being the northeast corner of the aforesaid
Greenhills, Section Two;
THENCE South 71° 14' West, passing the southeast corner of the aforesaid
Round Rock North Industrial Business Park, Section One, at 185.34 feet,
a total distance of 188.75 feet, to the POINT OF BEGINNING of this described
tract containing 50.39 acres of land, more or less.
WHEREAS, the City Council has submitted the proposed designation of permanent
zoning to the City Planning and Zoning Commission for its recommendation and re-
port; and
WHEREAS, the City Planning and Zoning Commission has approved the designation
of permanent zoning for the above - described property of "I -1" Light Industrial District,
after holding a public hearing therein on the 17th day of August, 1978, and the City
Planning and Zoning Commission has approved and recommended to the City Council on
the 21st day of September, 1978, that the above- described property be given a permanent
zoning designation of "I -1" Light Industrial District; and
WHEREAS, each and every requirement set forth in the statutes of the State of
Texas and in the Zoning Ordinance of the City of Round Rock, concerning notices,
hearings, and other procedural matters has been fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK, TEXAS,
An addition be made to the Zoning Ordinance and zoning map of the City of Round
Rock, Texas, so that the above - described property shall be and the same is hereby
removed from Temporary "R -1" Single - family Residential District to "I -1" Light
Industrial District.

Alternative 1.
By motion duly made, seconded and passed with an affirmative vote of all the
Council members present, the requirement for reading this ordinance on two separate
days was dispensed with.
