AN ORDINANCE AMENDING THE "ZONING ORDINANCE" PASSED AND ADOPTED BY THE
CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS, ON THE 2ND DAY OF OCTOBER,
1969, AMENDING THE ZONING ORDINANCE MAP AND MAKING THIS AMENDMENT A PART.
OF THE MAP OF THE ORIGINAL ORDINANCE: TO CHANGE 8.972 ACRES, MORE OR LESS,
OUT OF THE P. A. HOLDER SURVEY, WILLIAMSON COUNTY, TEXAS, AS DESCRIBED
BELOW FROM "R -1" SINGLE- FAMILY RESIDENTIAL DISTRICT TO "B -2" LOCAL BUSINESS
DISTRICT, AS HEREINAFTER SET FORTH.
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK, TEXAS:
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of amending the Zoning
Ordinance from "R -1" Single- Family Residential District to "B -2" Local
Business District on the following described real property, to -wit:
BEGINNING at the northeast corner of the herein described tract said
corner also being the southeast corner of Mesa Ridge, Section 3.
THENCE S 0° 21' E a distance of 562.19 feet to an iron pin found;
THENCE following the north R.O.W. of U.S. Highway No. 79, N 81°
45' W a distance of 722.20 feet to an iron pin found;
THENCE following the east R.O.W. of Provident Lane the following
(4) four courses:
1) 23.56 feet along the arc of a curve to the right having
a radius of 15.00 feet and a chord which bears N 35° 45'
W a distance of 21.21 feet to an iron pin found;
2) 230.44 feet along the arc of a curve to the left having
a radius of 2891.20 feet and a chord which bears N 5°
58' E a distance of 230.38 feet to an iron pin found;
3) N 3° 41' E a distance of 254.03 feet to an iron pin found;
4) 82.93 feet along the arc of a curve to the right having
a radius of 452.51 feet and a chord which bears N 8° 56'
E a distance of 82.81 feet to an iron pin found;
THENCE following the south line of Mesa Ridge, Section 3, the
following (3) three courses:
1) S 75° 49' E a distance of 516.70 feet to an iron pin found;
2) N 86° 16' E a distance of 50.08 feet to an iron pin found;
3) N 89° 39' E a distance of 120.00 feet to the POINT OF
BEGINNING containing 8.972 acres of land more or less.
WHEREAS, the City Council has submitted the proposed change in
the Zoning Ordinance to the City Planning and Zoning Commission for its
recommendation and report; and
WHEREAS, the City Planning and Zoning Commission has approved
the changing of said Zoning Ordinance on the above described property
from "R -1" Single - Family Residential District to "B -2" Local Business
District, after holding a public hearing thereon the 3rd day of August,

1978, and the City Planning and Zoning Commission has approved and recommended
to the City Council on the 3rd day of August, 1978, that the Zoning Ordinance
be amended so that the above - described property be changed from "R -1"
Single - Family Residential District to "B -2" Local Business District; and
WHEREAS, each and every requirement set forth in the Zoning
Ordinance concerning notices, hearings, and other procedural matters have
been fully complied with;
NOW THEREFORE, be it resolved by the City Council of the City
of Round Rock, Texas, that the Zoning Ordinance and the zoning map of the City
of Round Rock, Texas, be amended so that the property above - described shall be
and the same is hereby removed from "R -1" Single- Family Residential District
to "B -2" Local Business District.

ALTERNATIVE 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for reading this
ordinance on two separate days was dispensed with.
