AN ORDINANCE ADDING TO THE "ZONING ORDINANCE" PASSED
AND ADOPTED BY THE CITY COUNCIL OF THE CITY OF ROUND
ROCK, TEXAS, ON THE 2ND DAY OF OCTOBER, 1969, ADDING
TO THE ZONING ORDINANCE MAP AND MAKING THIS ADDITION
A PART OF THE MAP OF THE ORIGINAL ZONING ORDINANCE BY
ADDING CERTAIN NEWLY ANNEXED PROPERTY TO WIT: 1.5 ACRES
OF LAND, MORE OR LESS, OUT OF THE DAVID CURRY SURVEY
AS DESCRIBED BELOW; REMOVING SAID PROPERTY FROM TEMPORARY
R -I SINGLE - FAMILY RESIDENTIAL DISTRICT TO PERMANENT
"I -1" LIGHT INDUSTRIAL DISTRICT , AS
HEREINAFTER SET FORTH.
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing per-
manent zoning of "I -1" Light Industrial District
in place of temporary "R -l" Single Family Residential District on
the real property described in Exhibit "A ", attached hereto and
made a part hereof.
WHEREAS, the City Council has submitted the proposed designa-
tion of permanent zoning to the City Planning and Zoning Commission
for its recomiaendation and report; and
WHEREAS, the City Planning and Zoning Commission has approved
the designation of permanent zoning for the above - described property
of "I -1" Light Industrial District , after holding a public
hearing therein on the 19th day of October , 19 78 , and the
City Planning and Zoning Commission has approved and recommended
to the City Council on the 19th day of October , 19 78, that
the above- described property be given a permanent zoning designa-
tion of "I -1" Light Industrial District ; and
WHEREAS, each and every requirement set forth in the statutes .
of the State of Texas and in the Zoning Ordinance of the City of
Round Rock, concerning notices, hearings, and other procedural
matters have been fully complied with;
NOW THEREFORE BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND
ROCK, TEXAS, THAT:
An addition be made to the Zoning Ordinance and zoning map
of the City of Round Rock, Texas, so that the property described in
Exhibit "A ", attached hereto and made a part hereof, shall be and
the same is hereby removed from Temporary "R -)." Single- Family
Residential District to "I -1" Light Industrial District
(Mark through the following alternative that is not applicable)
Alternative 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for
reading this ordinance on two separate days was dispensed with.

FIELD NOTES FOR M.K.M. PROPERTIES, INC.
Being a 1.446 acre tract or parcel of land, together with an easement later described
as Road Easement out of the David Curry Survey, Abstract No. 130, situated in
Williamson County, Texas, and also being a portion of that land conveyed to M.K.M.
Properties, Inc., described as Tracts I and II in a deed recorded in Volume 685,
Page 712 of the Deed Records of Williamson County, Texas, said portion being more
particularly described by metes and bounds as follows:
Beginning for Reference at a concrete highway monument found in the East R.O.W. line
of I.H. 35 at the Southwest corner of said Tract II;
Thence N80 °08'E, 859.01 feet and N80 °27'E, 215.00 feet along the South line of said
Tract II to an iron pin set for the Southwest corner and the True Point of Beginning
of this herein described tract;
Thence N09 °52'W, 251.19 feet to an iron pin set for the Northwest corner hereof;
Thence N80 °08'E, crossing the common line of the aforesaid Tract I and II, 250.00
feet to an iron pin set for the Northeast corner hereof;
Thence S09 °52'W, crossing said common line, 252.57 feet to an iron pin set in the
South line of said Tract II for the Southeast corner hereof;
Thence S80 °27'W, 250.00 feet along said Southline to the True Point of Beginning of
this herein described tract containing 1.446 acres of land, more or less.
Road Easement
Being an easement for the purpose of ingress and egress to the aforedescribed tract,
said easement lying upon a thirty (30) foot wide strip of land across a portion of
the afresaid Tract II, said easement being more fully described as being thirty (30)
feet Southerly of and parallel to its hereinafter described North line;
Beginning for Reference at a concrete highway monument in the East R.O.W. line of
I.H.35 at the Southwest corner of the aforesaid Tract II;
Thence NO2 °23'E, 286.52 feet along said R.O.W. line to the point of intersection of
said R.O.W. line and the North margin of this easement, being the True Point of
Beginning of this description;
Thence along the North margin hereof, being parallel with and 280.0 feet Northerly
of the South line of said Tract II, N80 °08'E, 901.26 feet to the Point of Curvature
of a curve to the right;
Thence Easterly along the arc of said curve, having elements of delta = 30 ° 00,
radius = 111.96 feet, tangent = 30.00 feet, arc = 58.62 feet and chord bearing and
distance of 5.84 °52'E, 57.96 feet to a Point of Reverse Curve of a curve to the
left;
Thence Easterly along the arc of said curve, having elements of delta = 30 ° 00',
radius = 111:96 feet, tangent = 30.00 feet, arc = 58.62 feet and chord bearing and
distance of S84 °52'E, 57.96 feet to the Point of Tangency of said curve, said point
also being the Northwest corner of the aforedescribed 1.446 acre tract for the limits
of this described easement.

that these field notes and attached plat accurately represents the results of an
on the ground survey made under my direction and supervision on the 12th day of
December, 1977. All corners located are as shown. There are no encroachments,
conflicts or protrusion apparent on the ground except as shown.
