AN ORDINANCE AMENDING THE "ZONING ORDINANCE" PASSED AND ADOPTED BY THE CITY
COUNCIL OF THE CITY OF ROUND ROCK, TEXAS ON THE 2ND DAY OF OCTOBER, 1969,
AMENDING THE ZONING ORDINANCE MAP AND MAKING THIS AMENDMENT A PART OF THE
MAP OF THE ORIGINAL ORDINANCE: TO CHANGE THE "RIJOS /LOEP" TRACT OF ROUND
ROCK, WILLIAMSON COUNTY, TEXAS, AS DESCRIBED BELOW FROM "R -1" SINGLE- FAMILY
RESIDENTIAL DISTRICT TO "B -1" LOCAL BUSINESS DISTRICT, AS HEREINAFTER SET
FORTH.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS:
WHEREAS, an application has been made to the City Council of the City
of Round Rock, Texas for the purpose of amending the Zoning Ordinance from
"R -1" Single - Family Residential District to "B -1" Local Business District
on the following described real property, to -wit:
BEING a tract of land out of the WILEY HARRIS Survey, Abstract #288, in Williamson
County, Texas, and Beginning at an iron pipe in the East line of U.S. Highway
#81, the S.W. corner of the 0.16 acre tract and the N.W. corner of the tract
described in Volume 343, Page 21, Deed Records of Williamson County, Texas;
THENCE N 16 46' W with the East line of the Highway 104.9 feet to an iron bolt
at the N.W. corner of the 0.16 acre tract;
THENCE S 78° 20' E with a fence, 110.3 feet to an iron stake at the upper N.E.
corner of the tract described in Volume 343, Page 21, above referred to;
THENCE S 1 45' E with the West line of a tract owned by LUPE ZAMARRIPA, 65.5
feet to an iron pipe at the S.W. corner of said tract an ell corner of the GUERRERO
tract;
THENCE S 80° 40' W 81.7 feet to the POINT OF BEGINNING.
WHEREAS, the City Council has submitted the proposed change in the
Zoning Ordinance to the City Planning and Zoning Commission for its recommen-
dation and report; and
WHEREAS, the City Planning and Zoning Commission has approved the changing
of said Zoning Ordinance on the above- described property from "R -1" Single -
Family Residential District to "B -1" Local Business District, after holding a
public hearing thereon on the 15th day of March, 1979, and the City Planning
and Zoning Commission has approved and recommended to the City Council on the
day of , 1979, that the Zoning Ordinance be amended so that the
above - described property be changed from "R -1" Single - Family Residential Dis-
trict to "B -1" Local Business District; and
WHEREAS, each and every requirement set forth in the Zoning Ordinance con-
cerning notices, hearings, and other procedural matters have been fully complied
with;
NOW THEREFORE, be it resolved by the City Council of the City of Round Rock,
Texas, that the Zoning Ordinance and the zoning map of the City of Round
Rock, Texas, be amended so that the above - described property shall be and
the same is hereby removed from "R -1" Single - Family Residential District
to "B -1" Local Business District.

By motion duly made, seconded and passed with an affirmative vote of all
the Council members present, the requirement for reading this ordinance on two
separate days was dispensed with.
