AN ORDINANCE ADDING TO THE "ZONING ORDINANCE" PASSED
AND ADOPTED BY THE CITY COUNCIL OF THE CITY OF ROUND
ROCK, TEXAS, ON THE 2ND DAY OF OCTOBER, 1969, ADDING
TO THE ZONING ORDINANCE MAP AND MAKING THIS ADDITION
A PART OF THE MAP OF THE ORIGINAL ZONING ORDINANCE BY
ADDING CERTAIN NEWLY ANNEXED PROPERTY TO -WIT:
WHEREAS, an application has been made to the City Council
of the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed desig-
nation of permanent zoning to the City Planning and Zoning Commission
for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission has approved
the designation of permanent zoning for the above- described property
of "R -1" Single - family Residential after holding a public hearing
therein on the 15th day of March. , 1979 , that the
above - described property be given a permanent zoning designation
of "R -1" Single - family Residential; and
WHEREAS, each and every requirement set forth in the statutes
of the State of Texas and in the Zoning Ordinance of the City of
Round Rock, concerning notices, hearings, and other procedural
matters have been fully complied with;
NOW THEREFORE BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND
ROCK, TEXAS, THAT:
An addition be made to the Zoning Ordinance and zoning map
of the City of Round Rock, Texas, so that the property described in
Exhibit "A ", attached hereto and made a part hereof, shall be and
the same is permanently zoned "R -1" Single - family Residential.
(Mark through the following alternative that is not applicable)
Alternative 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for reading
this ordinance on two separate days was dispensed with.

Field Notes describing an 8.34 acre tract or parcel of land out of
the David Curry Survey, Abstract No. 130, situated in Williamson County,
Texas, said tract being the remaining portion of that certain 14.08
acre tract of land conveyed to Homes by Bill Kitts, Inc., described in
a deed recorded in Volume 676, Page 518 of the Deed Records of said
County, and also being a portion of that certain 5.00 acre tract of
land conveyed to Homes by Bill Kitts, Inc., described in a deed recorded

West - -- "R -2 "; immediately west and adjacent to Sunrise Vista
LAND USE MAP SPECIFICATION: IA -1
EXISTING ZONING: not zoned
REQUESTED ACTION: Annexation into city limits and to be zoned as "R -1" Single
Family Residential District.
APPLICABLE LAND USE REGULATION FOR "R -1 ":
Maximum Height: 30 feet.
Minimum Lot Requirement: 7000 square feet.
Off Street Parking: Not to be located within the required front or side
yard; one parking space for each single family dwelling.
Yard Requirements: Front -- not less than 25 feet
Rear - -- not less than 20 feet
Side - -- total of not less than 15 feet
LAND USE INTENSITY: Based on 81 Single Family dwellings with a population

MOTION: Hislop moved to recommend to the City Council that the Sunrise Vista
Sections 3 & 4 Annexation be permanently zoned "R -1" Single - family
Residential District. Howell seconded the motion.
VOTE: The motion carried unanimously.
