AN ORDINANCE ADDING TO THE "ZONING ORDINANCE" PASSED
AND ADOPTED BY THE CITY COUNCIL OF THE CITY OF ROUND
ROCK, TEXAS, ON THE 2ND DAY OF OCTOBER, 1969, ADDING
TO THE ZONING ORDINANCE MAP AND MAKING THIS ADDITION
A PART OF THE MAP OF THE ORIGINAL ZONING ORDINANCE BY
ADDING CERTAIN NEWLY ANNEXED PROPERTY TO -WIT:
WHEREAS, an application has been made to the City Council
of the City of Round Rock, Texas, for the purpose of providing
permanent zoning of newly annexed property described in Exhibit
"A ", attached hereto and made a part hereof; and
WHEREAS, the City Council has submitted the proposed desig-
nation of permanent zoning to the City Planning and Zoning Commission
for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission has approved
the designation of permanent zoning for the above - described property
of "I -1" Light Industrial District, after holding a public hearing
therein on the 15th day of March , 1979 , that the
above - described property be given a permanent zoning designation
of "I -1" Light Industrial District; and
WHEREAS, each and every requirement set forth in the statutes
of the State of Texas and in the Zoning Ordinance of the City of
Round Rock, concerning notices, hearings, and other procedural
matters have been fully complied with;
NOW THEREFORE BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND
ROCK, TEXAS, THAT:
An addition be made to the Zoning Ordinance and zoning map
of the City of Round Rock, Texas, so that the property described in
Exhibit "A ", attached hereto and made a part hereof, shall be and
the same is permanently zoned "I -1" Light Industrial District.
(Mark through the following alternative that is not applicable)

By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for reading
this ordinance on two separate days was dispensed with.

PUBLIC HEARING AND ZONING RECOMMENDATION
DATE OF REVIEW: March 15, 1979
REQUESTED BY: McNeil Consumer Products
DESCRIPTION: Site consisting of two tracts of land containing 132.97 acres.
March 15, 1979:
MOTION: Baca moved to recommend to the City Council that the McNeil Consumer
Products Annexation be permanently zoned "I -1" Light Industrial District.
DeLeon seconded the motion.
VOTE: The motion carried unanimously.
LOCATION: South of Chandler Road; East of Interstate 35; West of County Road 115;
and North of the MKM property.
SURROUNDING LAND USE: North - -- abuts Chandler Road and vacant lot
South - -- MKM property
East - - -- vacant property and County Road 115
West - - -- abuts Interstae 35 and vacant property west of I.H_
LAND USE MAP SPECIFICATION: IA -4
EXISTING ZONING: none
REQUESTED ACTION: Voluntary annexation into the city limits and to be zoned as "I -1"
Light Industrial District.
APPLICABLE LAND USE REGULATIONS FOR "I -1 ":
Maximum Height: The building shall not exceed in height the width of the
street on which it faces plus the depth of the front yard
required.(Section 11.2)
Minimum Lot Requirement: No limitation.
Off Street Parking: No off street parking permitted within (10) ten feet
side or rear lot line where lot line abuts a street.
One parking space for each two employees on maximum
working shift plus spaces to accomodate all trucks
and other vehicles used in connection therewith,
but not less than (1) one parking space for each 600
square feet of floor area. (Section 14.101 -L)
Yard Requirements: no requirements
LAND USE INTENSITY: Based on a chemical manufacturing establishment.
Traffic: 850 to 1020 vehicle trips per day.
Water: approximately 50,000 gallons per day
Sewer: approximately 30,000 to 40,000 gallons per day
RATIONALE: McNeil Consumer Products is a chemical /drug manufacturer located
north of MKM and abutting Interstate 35. McNeil is currently
requesting annexation and zoning in order to tie into city water
and sewer services and to extend full municipal fire and police
protection to this area.
RECOMMENDATION: To recommend to the City Council that the McNeil Consumer Products
Annexation be permanently zoned "I -1" Light Industrial District.
