AN ORDINANCE AMENDING THE "ZONING ORDINANCE" PASSED AND ADOPTED BY
THE CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS, ON THE 2ND DAY OF
OCTOBER, 1979, AMENDING THE ZONING ORDINANCE MAP AND MAKING THIS
AMENDMENT A PART OF THE MAP OF THE ORIGINAL ORDINANCE: TO CHANGE
2.327 ACRES OUT OF THE J.M. HARRELL SURVEY, IN WILLIMASON COUNTY,
TEXAS, AS DESCRIBED BELOW FROM "R -1" SINGLE FAMILY RESIDENTIAL
DISTRICT TO "B -1" GENERAL BUSINESS DISTRICT, AS HEREINAFTER SET
FORTH.
BE IT ORDAINED BY THE CITY COUNCIL OF .THE CITY OF ROUND ROCK, TEXAS:
WHEREAS, an application has been made to the City Council for
the purpose of amending the Zoning Ordinance from "R -1" Single
Family Residence District to "B -1" General Business District on
the following described real property, to -wit:
beginning for reference at an iron stake set at the Northwest
corner of that 7.00 acre tract of land as conveyed to Bula Conway,
by Deed recorded in Volume 412, Page 140, of the Deed Records of
Williamson County, Texas, said iron stake being at the intersection
of the East line of Chisholm Trail Road, formerly the Old Georgetown -
Round Rock Road and the South line of Sam Bass Road; thence S19 °00'E,
103.20 feet to a point in said East line of Chisholm Trail Road for
the POINT OF BEGINNING and the Northwest corner of the herein des-
cribed 2.327 acre tract;
THENCE with the North line hereof the following two (2) courses:
1) along the arc of a curve to the East having elements of delta =
52 °58', radius = 153.35 feet, tangent = 76.40 feet, arc = 141.76
feet, chord and chord bearing = 136.77 feet, S82 °31'E, to a point
for the Point of Tangency; 2) S56 °02'E, 147.83 feet to a point
for the Northeast corner hereof;
THENCE with the East line hereof S12 °14'E, 420.80 feet to a point
in the South line of said 7.00 acre tract for the Southeast corner
hereof;
THENCE with the South line of said 7.00 acre tract, the South line
hereof, S77 °46'W, 163.00 feet to an iron stake in the East line
of said Chisholm Trail Road for the Southwest corner hereof;
THENCE with the East line of said Chisholm Trail Road,the West line
hereof„ N19 °00'W, 577.66 feet to the POINT OF BEGINNING and con-
taining 2.327 acres of land, more or less.
AND WHEREAS, the City Council has submitted the proposed change
in the Zoning Ordinance to the City Planning and Zoning Commission
for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission has approved
the changing of said Zoning Ordinance on the above - described property
from "R -1" Single Family Residential District to "B -1" General
Business District, after holding a public hearing thereon on the 3rd
day of August, 1978, and the City Planning and Zoning Commission has
approved and recommended to the City Council on the 3rd day of
August, 1978, that the Zoning Ordinance be amended so that the
above - described property be changed from "R -1" Single Family Residen-
tial District to "B -1" General Business District; and
WHEREAS, each and every requirement set forth in the Zoning
Ordinance concerning notices, hearings, and other procedural matters
have been fully complied with;
NOW, THEREFORE, be it resolved by the City Council of the City
of Round Rock, Texas, that the Zoning Ordinance and the zoning map
of the City of Round Rock, Texas, be amended so that the property
above - described shall be and the same is hereby removed from "R -1"
Single Family Residential District to "B -1" General Business District.

By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for reading
this ordinance on two separate days was dispensed with.
