AN ORDINANCE AMENDING THE "ZONING ORDINANCE" PASSED AND ADOPTED BY
THE CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS, ON THE 2ND DAY OF
OCTOBER, 1979, AMENDING THE ZONING ORDINANCE MAP AND MAKING THIS
AMENDMENT A PART OF THE MAP OF THE ORIGINAL ORDINANCE: TO CHANGE
4.406 ACRES OUT OF THE J.M. HARRELL SURVEY, IN WILLIMASON COUNTY,
TEXAS, AS DESCRIBED BELOW FROM "R -1" SINGLE FAMILY RESIDENTIAL
DISTRICT TO "B -2" LOCAL BUSINESS DISTRICT, AS HEREINAFTER SET
FORTH.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ROUND ROCK, TEXAS:
WHEREAS, an application has been made to the City Council for
the purpose of amending the Zoning Ordinance from "R -1" Single
Family Residence District to "B -2" Local Business District on
the following described real property, to -wit:
Beginning at an iron stake set at the Northwest corner of that 7.00
acre tract of land as conveyed to Bula Conway, by Deed recorded in
Volume 412, Page 140 of the Deed Records of Williamson County, Texas,
said iron stake being at the intersection of the East line of Chisholm
Trail Road, formerly the Old Georgetown -Round Rock Road and the South
line of Sam Bass Road for the POINT OF BEGINNING and the Northwest
corner hereof;
THENCE with the South line of the said Sam Bass Road, the North line
hereof, N71 °27'40 "E, at a distance of 432.53 feet pass a fence corner
at the Northeast corner of said 7.00 acre tract, also being the North-
west corner of a 1.78 acre tract conveyed to Bula Conway, by Deed
recorded in Volume 434, Page 621, of the Deed Records of Williamson
County, Texas, said fence line being the approximate location of the
East line of the J. M. Harrell Survey and the West line of the Wylie
Harris Survey, and continue for a total distance of 536.85 feet to
an iron stake found at the intersection of the South line of said
Sam Bass Road and the West line of IH 35 for the Northeast corner
hereof;
THENCE with the West line of IH 35, the East line hereof, S00 ° 29'50 "E
at a distance of 321.40 feet pass a fence corner being the approximate
location of the survey line between the Jacob M. Harrell Survey and
the Wylie Harris Survey and continue for a total distance of 750.78
feet to an iron stake in the South line of said 7.00 acre tract for
the Southeast corner hereof;
THENCE with the South line of the said 7.00 acre tract, a South line
hereof, S77 ° 46'W, 137.66 feet to a point for a Southwest corner
hereof;
THENCE with a West line hereof, N12 °14'W, 420.80 feet to a point
for an ell corner hereof;
THENCE with a South line hereof, the following two (2) courses:
1) N56 °02'W, 147.83 feet to a point for the Point of Curvature of
a curve; 2) along the arc of a curve to the West having elements
of delta = 52 °58', radius = 153.35 feet, tangent = 76.40 feet,
arc = 141.76 feet, chord and chord bearing = 136.77 feet, N82 °31'W
to a point for the Point of Tangency located in the East line of
said Chisholm Trail Road for a Southwest corner hereof;
THENCE with the East line of said Chisholm Trail Road, a West line
hereof, N19 ° 00'W, 103.20 feet to the POINT OF BEGINNING and con-
taining 4.406 acres of land, more or less.
AND WHEREAS, the City Council has submitted the proposed change
in the Zoning Ordinance to the City Planning and Zoning Commission
for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission has approved
the changing of said Zoning Ordinance on the above - described property
from "R -1" Single Family Residential District to "B -2" Local
Business District, after holding a public hearing thereon on the 3rd
day of August, 1978, and the City Planning and Zoning Commission has
approved and recommended to the City Council on the 3rd day of
August, 1978, that the Zoning Ordinance be amended so that the
above - described property be changed from "R -1" Single Family Residen-
tial District to "B -2" Local Business District; and
WHEREAS, each and every requirement set forth in the Zoning
Ordinance concerning notices, hearings, and other procedural matters,
have been fully complied with;
NOW, THEREFORE, be it resolved by the City Council of the City
of Round Rock, Texas, that the Zoning Ordinance and the zoning map
of the City of Round Rock, Texas, be amended so that the property
above - described shall be and the same is hereby removed from "R -1"
Single Family Residential District to "B -2" Local Business District.

By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for reading
this ordinance on two separate days was dispensed with.
