AN ORDINANCE AMENDING THE OFFICIAL ZONING MAP AS
ADOPTED IN CHAPTER 11, SECTION 2.E.(2) OF THE CODE
OF ORDINANCES OF THE CITY OF ROUND ROCK, TEXAS, AND
MAKING THIS AMENDMENT A PART OF THE OFFICIAL ZONING
MAP: TO CHANGE 4 ACRES, MORE OR LESS, OUT OF
THE JACOB M. HARRELL SURVEY, WILLIAMSON COUNTY, TEXAS,
AS DESCRIBED BELOW FROM "I -2" HEAVY INDUSTRIAL DISTRICT
TO "B -1" GENERAL BUSINESS DISTRICT AS HEREINAFTER SET
FORTH.
WHEREAS, the City Planning and Zoning Commission was requested
to undertake a comprehensive study of certain tracts located in
Round Rock West Section III, for possible zoning classification
changes, and
WHEREAS, the City Planning and Zoning Commission has completed
its study and has made its recommendations to the Council for
various changes, and
WHEREAS, one of the tracts under study is a tract described
in Exhibit "A ", attached hereto and made a part hereof for all
purposes, and
WHEREAS, the City Planning and Zoning Commission has approved
the changing of said Official Zoning Map on the above - described
property from "I -2" Heavy Industrial District to "B -2" Local
Business District, after holding a public hearing thereon on the
4th day of April, 1979, and the City Planning and Zoning Commission
has approved and recommended to the City Council on the 17th day
of May, 1979, that the Official Zoning Map be amended so that the
above - described property be changed from "I -2" Heavy Industrial
District to "B -2" Local Business District; and
WHEREAS, the City Planning and Zoning Commission further
recommended to the City Council that a Special Permit be granted,
authorizing the use of a contractor's yard on this tract, and
WHEREAS, after giving due consideration to the recommendations
of the Planning and Zoning Commission as well as to the testimony
offered at the public hearing, the Council feels that the above -
described property should be changed from "I -2" Heavy Industrial
District to "B -1" General Business District, and
WHEREAS, each and every requirement set forth in the Code
of Ordinances concerning notices, hearings, and other procedural
matters have been fully complied with, now therefore
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK, TEXAS,
THAT:
I.
The Official Zoning Map of the City of Round Rock, Texas,
be amended so that the property described in Exhibit "A" attached
hereto and made a part hereof shall be and the same is hereby
removed from "I -2" Heavy Industrial District to "B -1" General
Business District.
(Mark through the following alternative that is not applicable)
Alternative 1.
By motion duly made, seconded and passed with an affirmative
vote of all the Council members present, the requirement for reading
this ordinance on two separate days was dispensed with.

4 acres of land, more or less, same being out of and a part of the Jacob
M. Harrell Survey in the City of Round Rock, Williamson County, Texas,
which 4 acres of land, more or less, are,more particularly described by
metes and bounds as follows:
BEGINNING at an iron pin set in the west line of Lot 2 of the Round Rock
West Section 3 (Revised) Subdivision said pin also marking the easternmost
corner hereof;
THENCE South 45° 55' West, 494.83 feet to an iron pin set in the east line
of the Round Rock West Section 4 Subdivision for the southernmost corner
hereof;
THENCE North 21° 22' West, 233.47 feet with said east line to a point;
THENCE North 25° 16' West, 143.38 feet with said east line to a point for
the westernmost corner hereof;
