AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 2.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO
THE OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART
OF THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT:
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing permanent
zoning of newly annexed 'property described in Exhibit "A ", attached hereto
and made a part hereof; and
WHEREAS, the City Council has submitted the proposed designation
of permanent zoning to the City Planning and Zoning Commission for its
recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the 20th
day of December , 1979, held a public hearing to consider the
designation of permanent zoning for the above - described property, and
has approved and recommended to the City Council on the 20th day of
December , 1979, that the Official Zoning Map be amended so that
the above - described property be given a permanent zoning designation of
B -2 Local Business District ; and
WHEREAS, each and every requirement set forth in the statutes
of the State of Texas and in the Code of Ordinances of the City of Round
Rock, concerning notices, hearings, and other procedural matters have been
fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS, THAT:
An addition be made to the Official Zoning Map of the City of
Round Rock, Texas, so that the property described in Exhibit "A ", attached
hereto and made a part hereof, shall be and the same is permanently zoned
B -2 Local Business District
(Mark through the following alternative that is not applicable.)
Alternative 1:
By motion duly made, seconded, and passed with an affirmative
vote of all the Council members present, the requirement for reading this
ordinance on two separate days was dispensed with.

FIELD NOTES FOR A 2.976 ACRE TRACT OF LAND

Field Notes describing a 2.976 acre tract out of the Wiley Harris Sur-
vey, Abstract No. 298, situated in Williamson County, Texas, and being
all of the following three (3) tracts of land: a 2.004 acre tract con-
veyed to Louis M. Henna described in a Deed recorded in Volume 529,
Page 229, of the Deed Records of Williamson County, Texas; a 0.025 acre
tract conveyed to C. W. May, described in a Deed recorded in Volume
773, Page 552 of said Deed Records; and a 0.947 acre tract conveyed to
C. W. May described in a Deed recorded in Volume 598, Page 143 of said
Deed Records; said three (3) tracts of land combined being 2.976 acres
and being more particularly described by metes and bounds as follows:
BEGINNING at an iron pin found in the East right -of -way line of I.H.
35, being the Southwest corner of said Henna tract, and the Southwest
corner and POINT OF BEGINNING of the hereinafter described 2.976
acres;
THENCE along said East right -of -way line, the West line hereof, the
following two (2) courses: 1) N11°42' W, 495.70 feet to an angle point
hereof; 2) N19 °39'40 "W, 87.80 feet to a point for the Northwest corner
hereof;
THENCE along the North line hereof, N70 ° 37'E, 194.95 feet to a point
for the Northeast corner hereof;
THENCE along the East line hereof, the following three (3) courses:
1) S19 °58'E, 171.43 feet to an angle point hereof; 2) S19 ° 18'E, 40.88
feet to an angle point hereof; 3) S19 ° 43'E, 367.24 feet to a point for
the Southeast corner hereof;
THENCE along the South line hereof, S70 ° 43'30 "W, 263.69 feet to the
POINT OF BEGINNING of the herein described tract, containing 2.976

ANALYSIS: This proposed annexation is supported by property owner petition. Intended
use of this tract includes the provision of additional paved parking for the
Round Rock Center and the construction of a professional office building.
This tract fronts IH 35 and has existing "B -2" districts to both the north
and the south.
FACTUAL CONSIDERATIONS AND PROPOSED FINDINGS:
Accordance with the General Plan. By location and proposed land use, business zoning
is in order.
Staff Proposal: To recommend B -2 Local Business District zoning for the subject tract.
PLANNING AND ZONING COMMISSION RECOMMENDATION TO THE CITY COUNCIL:
MOTION: Howell moved to recommend to the City Council that the Henna /May Tract
Annexation be zoned B -2 Local Business District. Hislop seconded the
motion.
VOTE: The following members voted'YES: Perez, Baca, Honer, Hislop, and Howell.
The following voted NO: Tib fits, Carter, and Heiligenstein. The motion
carried 5 -3.
