AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 2.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO
THE OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART
OF THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT:
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing permanent
zoning of newly annexed property described in Exhibit "A ", attached hereto
and made a part hereof; and
WHEREAS, the City Council has submitted the proposed designation
of permanent zoning to the City Planning and Zoning Commission for its
recommendation and report; and
WHEREAS, the City Planning and. Zoning Commission on the 20th .
day of December , 19 79, held a public hearing to consider the
designation of permanent zoning for the above - described property, and
has approved and recommended to the City Council on the 20th day of
December , 1979 , that the Official Zoning Map be amended so that
the above- described property be given a permanent zoning designation of
I -1 Light Industrial Distrirt ; and
WHEREAS, each and every requirement set forth in the statutes
of the State of Texas and in the Code of Ordinances or the City of Round
Rock, concerning notices, hearings, and other procedural matters have been
fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS, THAT:
An addition be made to the Official Zoning Map of the City of
Round Rock, Texas, so that the property described in Exhibit "A ", attached
hereto and made a part hereof, shall be and the same is permanently zoned
I -1 Light Industrial District
(Mark through the following alternative that is not applicable.)
Alternative 1.
By motion duly made, seconded, and passed with an affirmative
vote of all the Council members present, the requirement for reading this
ordinance on two separate days was dispensed with.

FIELD NOTES OF 5.969 ACRES TO BE ANNEXED
FIELD NOTES describing 5.969 acres out of the David Curry Survey,
Abstract No. 130 to be annexed into the City of Round Rock, Texas,
being a portion of that land conveyed to M.R.M. Properties, Inc. by
deed recorded in Volume 685, Page 712 of the Deed Records of Williamson
County, Texas; and being more particularly described by metes and
bounds as follows:
BEGINNING at a concrete highway monument found in the East right -of -way
line of I. R. 35, for the Southwest corner and POINT OF BEGINNING of
the hereinafter described 5.969 acres;
THENCE along said East right - of-way line, being the West line hereof,
N.02 ° 23'E, 255.83 feet to a point in the South line of a 30 foot wide
road easement for the Northwest corner hereof;
THENCE along said South line, the North line hereof, the following
three (3) courses: 1) N.80 ° 08'E, 907.77 feet to a POINT OF CURVATURE
of a curve; 2) along the are of a curve to the right having elements
of delta = 30 ° 00', radius = 81.96 feet, tangent = 21.96 feet, arc =
42.91 feet, chord and chord bearing = 42.42 feet, S.84 ° 52'E to a POINT
OF REVERSE CURVATURE hereof; along the arc of a curve to the left
having elements of delta = 30 °00', radius = 141.96 feet, tangent =
38.04 feet, arc = 74.33 feet, chord and chord bearing = 73.48 feet,
S.84 ° 52'E to the Northeast corner hereof;
THENCE along the East line hereof, 5.09 ° 52'E, 221.19 feet to the South-
east corner hereof;
THENCE along the South line hereof, the following two (2) courses: 1)
S.80 ° 27'W, 215.00 feet to an angle point hereof; 2) S.80 ° 08'W, 859.01
feet to the POINT OF BEGINNING of the herein described tract, contain-

ANALYSIS: This tract contains a bowling alley presently under construction. It was
originally contemplated that this tract would be annexed by petition.
However, because of certain delays, the tract is now recommended for in-
voluntary annexation.
FACTUAL CONSIDERATIONS AND PROPOSED FINDINGS:
Accordance with the General Plan. While the land use of this tract is a business use,
industrial zoning is being recommended in view of the several surrounding
industrial uses and the intent of further industrial development of this area.
Notably light industrial zoning does successfully accommodate this land use
in terms of conforming use status. In addition, light industrial zoning would
also serve to rule out residential development at this location.
Staff Proposal: To recommend I -1 Light Industrial District zoning for the subject tract
PLANNING AND ZONING COMMISSION RECOMMENDATION TO THE CITY COUNCIL:
MOTION: Hislop moved to recommend to the City Council that the remaining portion
of the MKM Tract Annexation be zoned I -1 Light Industrial District.
Heiligenstein seconded the motion.
VOTE: The motion carried unanimously 8 -0.
