AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 2.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO
THE OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART
DF THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT:
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing permanent
zoning of newly annexed described in Exhibit "A ", attached hereto
and made a part hereof; and
WHEREAS, the City Council has submitted the proposed designation
of permanent zoning to the City Planning and Zoning Commission for its
recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the 20th
day of December , 1979 , held a public hearing to consider the
designation of permanent zoning for the above - described property, and
has approved and recommended to the City Council on the 20th day of
December , 1979 , that the Official Zoning Map be amended so that
the above- described property be given a permanent zoning designation of
I -1 Light Industrial District ; and
WHEREAS, each and every requirement set forth in the statutes
of the State of Texas and in the Code of Ordinances of the City of Round
Rock, concerning notices, hearings, and other procedural matters have been ,
fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS, THAT:
An addition be made to the Official Zoning Map of the City of
Round Rock, Texas, so that the property described in Exhibit "A ", attached
hereto and made a part hereof, shall be and the same is permanently zoned
I -1 Light Industrial District

FIELD NOTES OF 55.47 ACRES TO BE ANNEXED
FIELD NOTES describing a 55.47 acre tract of land out of the P. A.
Holder Survey Abstract No. 297 to be annexed into the City Limits of
the City of Round Rock, Texas; said 55.47 acres being composed of the
following four (4) tracts: 1) a portion of that certain 137.20 acres
conveyed to Gordon S. Johnson, et ux, by deed recorded in Volume 491,
Page 564 of the Deed Records of Williamson County, Texas; 2) all of
that certain 7.01 acres conveyed to the Round Rock Gin Company, by deed
recorded in Volume 479, Page 316 of said Deed Records; 3) all of that
certain 19.56 acres of land, being a portion of that certain 192.17
acres conveyed to Carl W. Burnette (Trustee) by deed recorded in Volume
573, Page 659 of said Deed Records; 4) all of that certain 10.00 acres
of land, also being a portion of said 192.17 acres; said four (4)
tracts or portions combined being 55.47 acres, and being more
particularly described by metes and bounds as follows:
BEGINNING at a point in the West right - of-way line of F. M. 1460, said
point bearing N.22 °44'E, 3895 feet from the intersection of said West
right - of-way line and the North right -of -way line of U. S. Highway No.
79; said point being the Northeast corner of said 10.00 acres, for the
Northeast corner and POINT OF BEGINNING of the hereinafter described
55.47 acre tract;
THENCE along said West right - of-way line, the East line hereof, S.22
44'W, 3264.77 feet to a point in the current City Limits line, for the
Southeast corner hereof;
THENCE along said City Limits line, the South line hereof, S.81 ° 19'W,
585.89 feet to a point for the most southerly Southwest corner hereof;
THENCE along a West line hereof, being 500 feet West of and parallel to
the above described East line, N.22 ° 44'E, 2300.05 feet to a point for
an interior corner hereof;
THENCE S.89 °04'W, 588.23 feet along a South line hereof, to a point for
the most northerly Southwest corner hereof;
THENCE along a West line hereof, N.00 °04'W, 962.70 feet to the North-
west corner hereof;
THENCE along the North line hereof, being the North line of said 10.00
acres, N.89 ° 04'E, 1541.46 feet to the POINT OF BEGINNING of the herein

ANALYSIS: This tract currently contains two industrial uses and one heavy business use.
FACTUAL .CONSIDERATIONS AND PROPOSED FINDINGS:
Accordance with the General Plan: This zoning is occurring in conjunction with im-
plementation of the current annexation plan. Industrial zoning for this
annexation would be most appropriate.
Staff Proposal: To recommend I -1 Light Industrial District zoning for this subject
tract.
PLANNING AND ZONING COMMISSION RECOMMENDATION TO THE CITY COUNCIL:
MOTION: Howell moved to recommend to the City Council that the FM 1460 Corridor
(Phase I) Annexation be zoned I -1 Light Industrial District. Hislop
seconded the motion.
VOTE: The motion carried unanimously 8 -0.
