AN ORDINANCE AMENDING THE "ZONING ORDINANCE"
PASSED AND ADOPTED BY THE CITY COUNCIL OF THE
CITY OF ROUND ROCK, TEXAS, ON THE 2ND DAY OF
OCTOBER, 1969, AMENDING THE ZONING ORDINANCE MAP
AND MAKING THIS AMENDMENT A PART OF THE MAP OF
THE ORIGINAL ORDINANCE: TO CHANGE 4.1709 ACRES,
MORE OR LESS, OUT OF THE JACOB M HARRELL
SURVEY, WILLIAMSON COUNTY, TEXAS, AS DESCRIBED
BELOW FROM "R -1" SINGLE - FAMILY RESIDENTIAL DISTRICT
TO "B - 2" LOCAL BUSINESS DISTRICT
WHEREAS, an application has been made to the City Coun-
cil of the City of Round Rock, Texas, for the purpose of
amending the Zoning Ordinance from "R -1" Single - family Residential
District to "B - 2" Local Business District
on the property, described in Exhibit "A" attached
hereto and made a part hereof, and
WHEREAS, the City Council has submitted the proposed
change in the Zoning Ordinance to the City Planning and
Zoning Commission for its recommendation and report; and
WHEREAS, the City Planning and Zoning Commission has
approved the changing of said Zoning Ordinance on the above -
described property from "R - Single - family Residential District
to "B-2" 'Local Business District
after holding a public hearing thereon on the 16th day of
October , 19E* , that the Zoning Ordinance be amended so
that the above- described property be changed from
"R -1" Single- family Residential District
Business District ; and

WHEREAS, the City Council has determined that substan-
tial changes in conditions have occurred which justify the
change of zoning classification provided for herein, and
WHEREAS, each and every requirement set forth in the
Zoning Ordinance concerning notices, hearings, and other pro-
cedural matters has been fully complied with, now therefore
BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS:
That the Zoning Ordinance and the zoning map of the City
of Round Rock, Texas, be amended so that the property de-
scribed in Exhibit "A" attached hereto and made a part hereof
shall be and the same is hereby removed from "R - 1" Single family
Residential District to "B - 2" Local Business District
(Mark through the following alternative that is not appli-
cable)
Alternative 1.
By motion duly made, seconded and passed with an affirma-
tive vote of all the Council members present, the requirement
for reading this ordinance on two separate days was dispensed
with.

Alternative 2.
READ and APPROVED on first reading this the day

FIELD NOTES FOR A 4.1709 ACRE TRACT OF LAND
FIELD NOTES describing a 4.1709 acre tract of land out of the J. M.
Harrell Survey, Abstract No. 284, situated in Williamson County, Texas,
being all of the following three (3) tracts:
1) a 1.81 acre tract conveyed to Christanto Perez, et ux, by deed
recorded in Volume 462, Page 699 of the Deed Records of Williamson
County, Texas;
2) a 2.10 acre tract conveyed to Christanto Perez, et ux, by deed
recorded in Volume 532, Page 596 of said Deed Records;
3) a 0.2609 acre tract conveyed to Franklin Anderson, described in a
Deed of Trust in Volume 289, Page 275 of the Deed of Trust Records of
said County; said three (3) tracts of land combined being 4.1709 acres,
and being more particularly described by metes and bounds as follows:
BEGINNING at the intersection of the North right -of -way line of Sam
Bass Road and the West right -of -way line of Chisholm Trail Road, being
the Southeast corner of said Perez 2.10 acres, for the Southeast corner
and POINT OF BEGINNING of the hereinafter described 4.1709 acre tract;
THENCE along said North right -of -way line, the following five (5)
courses:
1) S71 ° 00'W, at a distance of 175.00 feet pass Anderson's Southeast
corner, and continue an additional 80.02 feet, in all a distance of
255.02 feet to a point being Anderson's Southwest corner and the South-
east corner of said Perez 1.81 acre tract;
2) S73 ° 07'W, 66.41 feet to an angle point hereof;
3) S79 ° 08'W, 16.78 feet to an angle point hereof;
4) S81 ° 50'W, 49.35 feet to an angle point hereof;
5) S88 ° 34'W, 88.71 feet to a point being the Southwest corner of said
Perez 1.81 acre tract, for the Southwest corner hereof;
THENCE along the West line hereof, N18 ° 15'W, 343.00 feet to the North-
west corner of said Perez 1.81 acres, for the Northwest corner hereof;
THENCE along the North line of said Perez tracts, for the North line
hereof, the following two (2) courses:
1) N68 ° 00'E, 204.00 feet to a point being the Northeast corner of said
1.81 acre tract and the Northwest corner of said 2.10 acre tract, for
an angle point hereof;
2) N68 ° 17'E, 257.95 feet to a point being the Northeast corner of said
2.10 acres, for the Northeast corner hereof, said point being in the
West right -of -way line of said Chisholm Trail Road;
THENCE along said West right -of -way line, for the East line hereof,
S19 ° 25'E, 407.00 feet to the POINT OF BEGINNING, containing 4.1709
acres of land more or less.
