AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 2.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO
THE OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART
OF THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT:
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing permanent
zoning of newly annexed property described in Exhibit "A ", attached hereto
and made a part hereof; and
WHEREAS, the City Council has submitted the proposed designation
of permanent zoning to the City Planning and Zoning Commission for its
recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the 15th
day of January , 19 , held a public hearing to consider the
designation of permanent zoning for the above - described property, and
has approved and recommended to the City Council on the 15th day of
, 19 81 , that the Official Zoning Map be amended so that

the above - described property be given a permanent zoning designation of
"R - 2" Local Business District ; and
WHEREAS, each and every requirement set forth in the statutes
of the State of Texas and in the Code of Ordinances of the City of Round
Rock, concerning notices, hearings, and other procedural matters have been
fully complied with;
NOV, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS, THAT:
An addition be made to the Official Zoning Map of the City of
Round Rock, Texas, so that the property described in Exhibit "A ", attached
hereto and made a part hereof, shall be and the same is permanently zoned
"B - 2" Local Business District _

Alternative 1.
By motion duly made, seconded, and passed with an affirmative
vote of all the Council members present, the requirement for reading this
ordinance on two separate days was dispensed with.

1980, OF A 40.00 ACRE TRACT OF LAND OUT OF THE J.M. HARRELL SURVEY
A -284, WILLIAMSON COUNTY, TEXAS, SAID 40.00 ACRE TRACT BEING A
PORTION OF THAT 268.12 ACRE TRACT CONVEYED BY ROBERT C. SNEED TO
TOM KOURI BY INSTRUMENT DATED JULY 1, 1975 AND RECORDED IN VOL.

TRACT BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS

BEGINNING at a concrete monument found for the easternmost southeast corner of
said Kouri 268.12 acre tract, the same being in the west line of Interstate Highway
35 and the northerly line of F.M. Highway No. 1325;
THENCE leaving LH. 35 with the common line of said Kouri 268.12 acre tract and
F.M. 1325 the following two (2) courses and distances
1. S 36 34' W a distance of 190.20 feet, and
2. S 86 55' W a distance of 1444.10 feet to a paint for the
southwest corner hereof;
THENCE leaving F.M. 1325 and crossing a portion of said Kouri tract the following
two (2) courses and distances:
1. N 14 06' W a distance of 1120.63 feet to a point for the
northwest corner hereof, and
2. N 86 55' E a distance of 1593.98 feet to a point for the
northeast corner hereof in the east line of said Kouri tract and
the west line of said I.H. 35;
THENCE with the common line of the Kouri 268.12 acre tract and I.H. 35
S 14 06' E a distance of 971.45 feet to the POINT OF BEGINNING and containing
40.00 acres of land.
