LETTER OF AGREEMENT
RE: Burge Parcel - Old Settlers Boulevard
Dear Mr. Childs:
Hutson Land Planners & Development Consultants, LLC (herein after known as HLP) is pleased to submit this
letter of agreement for land planning and consulting services related to the analysis of the Burge Parcel as part of
the City of Round Rock Old Settlers Boulevard project located at Red Bud Lane and Old Settlers Boulevard in
Round Rock, Texas. Services provided will include the following.
Land Planning Analysis and Consulting
HLP will review the existing development entitlements and potential use of the subject property both before and
after acquisition and provide consultation services to the consulting appraiser and your office. As part of the
analysis of the subject property, HLP will complete a review of the existing conditions of the property to determine
the site characteristics, entitlements and area developments and infrastructure around the subject tract. VILP will
review the relationship of the right-of-way acquisition and proposed improvements with the subject property. After
review of the area to be acquired, HLP will provide exhibits of the remainder property illustrating potential land
use configurations and density opportunities. Deliverables for the services provided will include a memorandum
of our findings and supporting exhibits and documentation. Services provided can be completed within 60 days a
of acceptance assuming the digital data is provided, governmental staff is available and site inspection of the
property can be completed within a reasonable time.
Should the acquisition of parcel from the subject property require a special commissioners hearing, additional fees
will be required for preparation and testimony at the special commissioners hearing and are also included as part of
our total as well as any time necessary following for trial preparation and testimony.
Land Planning Analysis: $1 1,400.00
Special Commissioner's Hearing: $ 5,680.00
Trial Preparation and Testimony: $10,480.00
TOTAL FEE: $27,560.00
This letter of agreement includes only the services listed above and the fees incurred by HLP for professional
services rendered. Reimbursable fees incurred by HLP for mileage and copies will be billed separately at standard
rates. Work completed will be billed on an hourly basis for time and expenses and will be invoiced monthly_
Invoices will be due 30 days From the date of each invoice
