C2 /V AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED AND ADOPTED IN CHAPTER 11, SECTION 2.E.(2) OF THE CODE OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO THE OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART OF THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED PROPERTY TO -WIT: WHEREAS, an application has been made to the City Council of the City of Round Rock, Texas, for the purpose of providing permanent zoning of newly annexed property described in Exhibit "A ", attached hereto and made a part hereof; and WHEREAS, the City Council has submitted the proposed designation of permanent zoning to the City Planning and Zoning Commission for its recommendation and report; and WHEREAS, the City Planning and Zoning Commission on the 20th day of August , 19 81 , held a public hearing to consider the designation of permanent zoning for the above - described property, and has approved and recommended to the City Council on the 20th day of August , 19 , that the Official Zoning Map be amended so that the above- described property be given a permanent zoning designation of "R -1A" Single -two- family Residential District ; and WHEREAS, each and every requirement set forth in the statutes of the State of Texas and in the Code of Ordinances of the City of Round Rock, concerning notices, hearings, and other procedural matters have been fully complied with; NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK, TEXAS, THAT: An addition be made to the Official Zoning Map of the City of Round Rock, Texas, so that the property described in Exhibit "A ", attached hereto and made a part hereof, shall be and the same is permanently zoned "R -1A" Single- two - familv Residential Diatrirt (Mark through the following alternative that is not applicable.) Glasscock Survey, Ab- stract No. 267, and 20.926 acres out of the David Curry Sur- vey, Abstract No. 130, situated in Williamson County, Texas, being a 13.00 acre portion of that certain Tract One, and all of that certain Tract Three conveyed to Sunrise Vista Ven- ture, a Joint Venture composed of Homes by Bill Kitts, Inc., and Premium Builders, Inc., by deed recorded in Volume 740, Page 564 of the Deed Records of Williamson County, Texas, and being more particularly described by metes and bounds as fol- lows: BEGINNING FOR REFERENCE at the Southeast corner of the David Curry Survey, Abstract No. 130, being the intersection of the West right -of -way line of Sunrise Road (County Road 115) and the North right -of -way line of Bowman Road (County Road 125), being in the West line of said Glasscock Survey; thence along said West right -of -way line of said Sunrise Road, North, 1535.80 feet to an iron pin found at the Northeast corner of that certain 6.277 acre tract conveyed to W. B. McMaster by deed recorded in Volume 139, Page 180 of said Deed Records, for the Northwest corner hereof; THENCE along the North line hereof, the following four (4) courses: 1) N76 ° 24'30 "E, 483.16 feet to an iron pin found for an angle point hereof; 2) N76 ° 34'50 "E, 1405.18 feet to an iron pin found for an angle point hereof; 3) N76 ° 23'30 "E, 167.11 feet to an iron pin found for an angle point hereof; 4) N76 ° 36'E, 574.22 feet to an iron pin found in the West right -of -way line of said Sunrise Road, being the Southeast corner of that certain tract of land conveyed to J. Kramer by deed recorded in Volume 470, Page 404 of said Deed Records, for the Northeast corner hereof; THENCE along said West right -of -way line, for an East line hereof, South, 261.67 feet to the POINT OF BEGINNING of the herein described tract, containing 23.826 acres of land more or less.
