AN ORDINANCE ADDING TO- THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 2.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO
THE OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART
OF THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT:
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing permanent
zoning of newly annexed property described in Exhibit "A ", attached hereto
and made a part hereof; and
WHEREAS, the City Council has submitted the proposed designation
of permanent zoning to the City Planning and Zoning Commission for its
recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the 20th
day of August , 19 B1, held a public hearing to consider the
designation of permanent zoning for the above - described property, and
has approved and recommended to the City Council on the 20th day of
August , 1981 , that the Official Zoning Map be amended so that
the above- described property be given a permanent zoning designation of
"I -1" Light Industrial District ; and
WHEREAS, each and every requirement set forth in the statutes
of the State of Texas and in the Code of Ordinances of the City of Round
Rock, concerning notices, hearings, and other procedural matters have been
fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS, THAT:
An addition be made to the Official Zoning Map of the City of
Round Rock, Texas, so that the property described in Exhibit "A ", attached
, hereto and made a part hereof, shall be and the same is permanently zoned
"I -1" Light Industrial District
(Mark through the following alternative that is not applicable.)

By motion duly made, seconded, and passed with an affirmative
vote Of all the Council members present, the requirement for reading this
ordinance on two separate days was dispensed with.

FIELD NOTES OF 393.88 ACRES (PARCEL "A ")
FIELD NOTES describing a 393.88 acre tract or parcel of land, being
284.81 acres out of the David Curry Survey, Abstract No. 130, and
109.07 acres out of the Ephriam Evans Survey, Abstract No. 212, situat-
ed in Williamson County, Texas, and being comprised and consisting of
all or part of the following ten (10) tracts as described and recorded
in the Deed Records of Williamson County, Texas, in the Volumes and
Pages shown:
1) all of that certain 8.16 acres, conveyed to H. L. Peterson, et ux,
by deed in Volume 352, Page 13;
2) all of Tract 1 (12.37 acres), all of Tract 1 -A (8.26 acres) and
all of Tract 3 (7.12 acres) conveyed to C. D. Fulkes, Jr. and Lucretia
Fulkes Peterson by Partition Deed in Volume 559, Page 692;
3) a portion of those certain lands conveyed to E. I. Cervenka by
deed recorded in Volume 303, Page 121;
4) a portion of those certain lands conveyed to Edgar Hoppe by deed
in Volume 458, Page 533;
5) all of that certain 42.36 acre tract conveyed to Austin Indus-
tries, Inc., by deed in Volume 748, Page 470;

10) approximately 17.1 acres of land out of the Missouri - Pacific
Railroad -Round Rock - Georgetown Spur; said ten (10) tracts combined con-
taining 393.88 acres, and being more particularly described by metes
and bounds as follows:
BEGINNING at a point in the West right -of -way line of Chisholm Trail
Road at the Northeast corner of Round Rock Industrial Park, as shown on
a Plat of Record in Cabinet C, Slide 293 -294 of the Plat Records of
said County, said point being in the current North city limits of the
City of Round Rock, Texas, for the Southeast corner and POINT OF BEGIN-
NING of the hereinafter described 393.88 acre PARCEL "A ";
THENCE along the North line of said Round Rock Industrial Park, being
the South line of said Peterson tract, S72 ° 19'W, 901.67 feet to a point
in the West right -of -way line of said Missouri - Pacific Railroad for the
Southwest corner hereof;
THENCE along said West right -of -way line of said Missouri - Pacific Rail-
road, for the West line hereof, the following six (6) courses:
1) N12 ° 23'W, 2407.99 feet to an angle point hereof;
2) N13 ° 06'W, 1412.26 feet to a Point of Curvature hereof;
3) along the arc of a curve to the right having elements of delta =
14 ° 42', radius = 5759.58 feet, tangent = 742.93 feet, arc = 1477.70
feet, chord and chord bearing = 1473.65 feet, N05 ° 45'W, to a Point of
Tangency hereof;
4) N01 ° 36'E, 53.36 feet to an angle point hereof;
5) N01 ° 31'20 "E, 4456.21 feet to an angle point hereof;
6) N01 ° 11'E, 2590.18 feet to a point in the South line of those cer-
tain lands conveyed to Westinghouse Electric Corporation by deed re-
corded in Volume 537, Page 93 of said Deed Records, for the Northwest
corner hereof;
THENCE along the South line of said Westinghouse tract, for the North
line hereof, N70 ° 54'30 "E, 1672.59 feet to a point in the West right -of-
way line of Interstate Highway No. 35 for the Northeast corner hereof;
