AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 2.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO
THE OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART
OF THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT:
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing permanent
zoning of newly annexed property described in Exhibit "A ", attached hereto
and made a part hereof; and
WHEREAS, the City Council has submitted the proposed designation
of permanent zoning to the City Planning and Zoning Commission for its
recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the 20th
day of August , 19 81, held a public hearing to consider the
designation of permanent zoning for the above - described property, and
has approved and recommended to the City Council on the 20th day of
August , 1981 , that the Official Zoning Map be amended so that
the above - described property be given a permanent zoning designation of
"I -1" Light Industrial District ; and
WHEREAS, each and every requirement set forth in the statutes
of the State of Texas and in the Code of Ordinances of the City of Round
Rock, concerning notices, hearings, and other procedural matters have been
fully complied with;
NOW, THEREFORE, BE IT ORDAINED -BY THE COUNCIL OF THE CITY OF ROUND ROCK,
TEXAS, THAT:
An addition be made to the Official Zoning Map of the City of
Round Rock, Texas, so that the property described in Exhibit "A ", attached
, hereto and made a part hereof, shall be and the same is permanently zoned
"I -1" Light Industrial District
(Mark through the following alternative that is not applicable.)
Alternative 1.
By motion duly made, seconded, and passed with an affirmative
vote of all the Council members present, the requirement for reading this
ordinance on two separate days was dispensed with.

EXHIBIT "A "
FIELD NOTES OF 147.40 ACRES (PARCEL "D ")
FIELD NOTES describing a 147.40 acre tract or parcel of land, out of
the David Curry Survey, Abstract No. 130, situated in Williamson Coun-
ty, Texas, being comprised and consisting of all or part of the follow-
ing three (3) tracts as described and recorded in the Deed Records of
Williamson County, Texas, in the Volume and Pages shown:
1) all of that certain 5.76 acre Tract II conveyed to Willie L.
Schroeder by deed in Volume 294, Page 376;
2) all of that certain 0.75 acre tract conveyed to Jay L. Wolf by deed
in Volume Sac , Page 371
3) a portion of those certain lands conveyed to E. I. Cervenka by deed
in Volume 303, Page 121; said three (3) tracts combined containing
147.40 acres, and being more particularly described by metes and bounds
as follows:
BEGINNING at a point in the East right -of -way line of Interstate High-
way No. 35 at the Southwest corner of said Cervenka portion included
herein, being in the current North City Limits of the City of Round
Rock, Texas, for the Southwest corner and POINT OF BEGINNING of the
hereinafter described 147.40 acre PARCEL "D ";
THENCE along said East right -of -way line of Interstate Highway No. 35,
for the West line hereof, the following two (2) courses:
1) N22 ° 24'W, 1088.71 feet to a Point of Curvature hereof;
2) along the arc of a curve to the right having elements of delta =
7 ° 38'45 ", radius = 5679.91 feet, tangent = 379.54 feet, arc = 757.96
feet, chord and chord bearing = 757.39 feet, N18 ° 34'35 "W, to a point
being the Southwest corner of that certain 55.57 acre tract of land
conveyed to BJ- HUGHES, INC., by deed recorded in Volume 706, Page 851
of said Deed Records, for the Northwest corner hereof;
THENCE departing said East right -of -way line, along Hughes' South line,
for the North line hereof, N71 ° 06'E, 3542.11 feet to a point being the
Southeast corner of said Hughes' tract and the Northeast corner of said
5.76 acre Tract II, for the Northeast corner hereof;
THENCE along the East line of said Tract II and said Cervenka tract,
for the East line hereof, S19 ° 14'E, 1788.25 feet to a point in said
current North City Limits, being Cervenka's Southeast corner, for the
Southeast corner hereof;
THENCE along Cervenka's South line, for the South line hereof,
S70 ° 111W, 3490.76 feet to the POINT OF BEGINNING of the herein de-
scribed PARCEL "D", containing 147.40 acres of land more or less.
