AN ORDINANCE ADDING TO THE OFFICIAL ZONING MAP PASSED
AND ADOPTED IN CHAPTER 11, SECTION 3.E.(2) OF THE CODE
OF ORDINANCES, CITY OF ROUND ROCK, TEXAS, ADDING TO
THE OFFICIAL ZONING MAP AND MAKING THIS ADDITION A PART
OF THE OFFICIAL MAP BY ADDING CERTAIN NEWLY ANNEXED
PROPERTY TO -WIT:
WHEREAS, an application has been made to the City Council of
the City of Round Rock, Texas, for the purpose of providing permanent
zoning of newly annexed property described in Exhibit "A ", attached hereto
and made a part hereof; and
WHEREAS, the City Council has submitted the proposed designation
of permanent zoning to the City Planning and Zoning Commission for its
recommendation and report; and
WHEREAS, the City Planning and Zoning Commission on the 14th
day of December , 19 82, held a public hearing to consider the
designation of permanent zoning for the above - described property, and
has approved and recommended to the City Council on the 23rd day of
December , 19 82, that the Official Zoning Map be amended so that
the above - described property be given a permanent zoning designation of
District C - 1 (Commercial) ; and
WHEREAS, each and every requirement set forth in the statutes
of the State of Texas and in the Code of Ordinances of the City of Round
Rock, concerning notices, hearings, and other procedural matters have been
fully complied with;
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE
TEXAS, THAT:
An addition be made to the Official Zoning
Round Rock, Texas, so that the property described in
hereto and made a part hereof, shall be and the same
District C - 1 (Commercial)

FIELD NOTES OF 15.37 ACRES
FIELD NOTES describing a 15.37 acre tract or parcel of land out of the Jacob
M. Harrell Survey, Abstract No. 284, situated in Williamson County, Texas,
being all of that certain 15.00 acres conveyed to Lifemark Hospitals, Inc.,
by deed recorded in Volume 871, Page 888, of the Deed Records of said
County, and a portion of that certain 47.83 acre "FIRST TRACT" conveyed to
Austin White Lime Company by deed recorded in Volume 428, Page 516, of said
Deed Records, being more particularly described by metes and bounds as fol-
lows:
BEGINNING at an iron pin found in the North fenced right -of -way line of R.M.
620, a 120.00 foot wide right -of -way, being a point in the West line of said
47.83 acre "FIRST TRACT ", and the Southeast corner of said 15.00 acres, for
the POINT OF BEGINNING of the hereinafter described 15.37 acres;
THENCE along said fenced North right -of -way line, being the South line of
said 15.00 acres, the following two (2) courses:
1) S67 ° 44'25 "W, 587.01 feet to a concrete highway monument found, for a
Point of Curvature hereof;
2) along the arc of a curve to the left having elements of delta =
01 ° 26'22 ", radius = 2473.35 feet, arc = 62.14 feet, tangent = 31.07 feet,
chord bearing and chord = S67 ° 01'15 "W, 62.14 feet to an iron pin found,
being the Southwest corner of said 15.00 acres, for the Southwest corner
hereof;
THENCE along the West line of said 15.00 acres, for the West line hereof,
N22 ° 19'W, 963.08 feet to an iron pin found, being the Northwest corner of
said 15.00 acres, for the Northwest corner hereof;
THENCE along the North line of said 15.00 acres, for a North line hereof,
N67 ° 40'E, 708.66 feet to an iron pin found in the fenced West line of a
150.00 acre tract of land conveyed to Janet Johnson Bartholomew, etal, by
deed recorded in Volume 656, Page 514, of said Deed Records, being the
Northeast corner of said 15.00 acres, for the most Northerly Northeast cor-
ner hereof;
THENCE along the fenced West line of said 15.00 acres, being an East line of
said 15.00 acres, the following three (3) courses:
1) S18 ° 39'35 "E, 181.16 feet to an iron pin found for an angle point here-
of;
2) S18 ° 47'55 "E, 238.69 feet to an iron pin found for an angle point here-
of;
3) S18 ° 51'15 "E, 260.70 feet to an iron pin found at a fence corner post,
being the Southwest corner of said 150.00 acres, and the Northwest corner of
said 47.83 acre "FIRST TRACT ", for an angle point hereof;
THENCE along the West line of said 47.83 acre "FIRST TRACT ", being an East
line of said 15.00 acres, S18 ° 46'30 "E, 264.39 feet to a point, for an ell
corner hereof;
THENCE departing the East line of said 15.00 acres in an Easterly direction,
being a line twenty (20) feet North of and adjacent and parallel to said
North right -of -way line, N67 ° 44'25 "E, 807.73 feet to a point, for the most
Easterly Northeast corner hereof;
THENCE along an East line hereof, S22 ° 15'35 "E, 20.00 feet to a point in said
North right -of -way line, being the most Easterly Southeast corner hereof;
THENCE along said North right -of -way line, S67 ° 44'25 "W, 808.95 feet to the
POINT OF BEGINNING of the herein described tract of land containing 15.37
acres of land more or less.
